So that we still have enough of the property towards the south, southwest.
Referring to what?
You achieved that with just under 200sqm. Without additional building costs or ancillary facilities.
Do you have a second floor area ratio for ancillary facilities? If not, then you are allowed to build over 170sqm.
The house has just under 130sqm. That leaves 40sqm for terrace, paths, and parking spaces.
Regarding the design itself: there are already some big blunders in it. Bottleneck next to the stair entrance, guest WC too small for this furnishing, kitchen not functioning due to lack of workspace or storage. On the other hand, the TV distance to the sofa is over 5 meters.
Upstairs it doesn't work at all, what you have drawn there. You divide the long 13-meter wall between bathroom and bedroom with dressing area.
And honestly, the exterior views do not explain themselves either. Floor-to-ceiling windows are nice, window bands are nice - but you don't have to plaster everything over or exaggerate. Especially since you should also use the gables. By the way, a house should smile at the front if you look at the facade with imagination. What do you think, what expression do you see in the east?
The three window bands next to each other look totally negative… they’re just three minus signs…
If the neighbor is crowding you because the lot is small, at least railings upstairs should provide privacy.
What I want to praise, however, is the old-school version with which you drew. It has advantages, namely focusing on the design and not on foreign software. And you dare to erase.

No, we don’t have that, so I assume 170sqm as you do.

Yes, you're right about the design, I don't really like it yet either, that's why I'm happy to share it here. The windows were just one idea, but there is still a lot of room for optimization. Regards =)
