New single-family house construction without garage in self-performance

OOPS I was looking for that but didn't find it. Then filled it out once and attached.

The staircase will still be implemented and moved, I'm curious about my architect's take on that, you can't really see it clearly in the photos, I'll try to get decent screenshots of it later, upstairs in the master bedroom fit 2x 3m wide wardrobes which is already more than we need, furnishing is unfortunately the only thing I'm not good at in construction drawing, but I printed the draft to scale and as you noted there is little space for a dining table, but that will be considered in the new draft, laundry will go into baskets and I prefer to have cleaning stuff centrally in one place otherwise I quickly lose track or you buy things twice that you already have.

Statics are absolutely no problem, as far as the architect (who is actually an engineer and structural engineer) has already checked, but it will be changed because the stairwell or staircase is too open for us and we are now inserting a wall there and shifting the staircase slightly toward the hallway, unfortunately I will only get the revised draft tomorrow evening and then it will be a bit clearer, I know big house with the same use as a smaller house but ultimately we want it that large, we once observed the use of our parents in their houses and asked what they would build or do differently hence this size. I get district heating as a house connection for under 100€ and a crate of beer, currently on the property is the construction site of the company that lays the district heating and that was the condition for them to get the area as a construction site area so I'm very relaxed about that.

Glad to hear that, I'm very open about that otherwise one can't judge people in my opinion without at least knowing them a little, unfortunately I am really a romantic, construction or the direction of working in construction was a dream come true, I mean who doesn't like to sit in the sandbox as a child and build castles or dig holes, I just didn't grow up and enjoy the air and the work and am extremely happy with it.

Yes, the factor time, for myself I have almost no problems, still have 30 vacation days for the construction as well as about 200 overtime hours waiting to be taken, among relatives it’s like one of them is already almost making it more his construction than mine and can hardly wait until it starts and the rest promised me that with enough notice a date can be found within 2 weeks, but definitely accustomed to faster, we completely gutted the house of my brother-in-law last year in EL and mostly we were already too many people so we were almost 2 months faster than planned because everyone pitched in and nobody canceled which was a miracle, sometimes it’s worth living in the village and knowing enough people from hobbies who somehow have a knack for crafts.

An appointment with the local building authority was made before I bought the plot to make sure that nothing speaks against the house. The written statement of the official was as follows: The frontages of the neighboring buildings apply as building lines or directions, i.e., approx. 5m from the property boundary, a maximum of 2 full floors and any roof shape, only tiles adapted from the neighboring buildings, which in a mix from black to red actually covers everything we want.

Yes, you are right about the staircase, but I think that should be resolved now – it will be smaller and moved to create more space in the living room. The master bedroom is sized this way because we want to retreat to the bedroom and be undisturbed by the children in the future, which is why there are separate bathrooms. The sauna is initially reserved for us; we'll see if the children still want to use the sauna later, but for us, the nearest decent sauna is almost 50 km away, so we would like to have our own. The ceiling height has already been considered in the construction costs but does not make a huge difference in the estimate. Time-wise and mentally it is manageable, and we have already discussed how things will proceed. Since both the fittings and practically the interior design, including floor covering selection and fixture choices, are planned or decided, there are virtually no points of conflict. Also, when I am building, I have free rein; she does not interfere with technical matters but keeps an eye on costs and catering.

That all sounds very promising.
Plea for the family sauna: I grew up in a household with a sauna. For a long time, a typical Saturday looked like this: at school (that used to be the case), spaghetti for lunch (parents, 4 children, and their friends), sports or helping in the garden, sauna (without friends), watching sports highlights, and then going out with friends again in the evening. I remember that very positively. I believe that the relaxed sauna atmosphere contributed to many occasions, when I wanted to confront my parents, being resolved quite smoothly.
My father now has Alzheimer’s in a moderate stage, I am 50, and we often go to the sauna together at his house on Saturdays. That is a piece of quality that has remained.

Hi

With the floor plan, I still see you at the very beginning. Moving the staircase requires a fresh start in my opinion. There is still a bit to go until a successful design is achieved. The fireplace room, for example, seems more like a chamber to me.
With sufficient craftsmanship skills, such a construction is quite feasible with self-performance.
To keep the glazing costs reasonable, it is also possible to use large fixed-glass windows.

We will also use the Jackodur floor slab insulation formwork again in our next house.

Solarlux glass folding walls are wonderfully suited for such a glass facade! There should still be some budget left for livable irrationality...
