This is a new build and has 6m2 bathroom not bad! The walk-in closet is a joke, way too small and 11m2 children's room is also too small in proportion to the floor area.

What is still missing is a site plan with width/length and building boundaries.

The architect/house seller's floor plan is actually not ideal either. However, at least a functioning staircase, garage, etc. Non-functioning bedroom/walk-in closet, children's room is a dark hole. Not a nice long hallway, slanted wall, etc. Takes into account the long side of the house facing southwest; in your case, it was northwest. Southwest is certainly more favorable for KfW40.

But why necessarily kfw40? Because of the repayment grant?

Normally, with a monolithic block, the extra cost offsets the higher repayment grant again.
