Opinion on the house design

The doors are far too narrow. And without the narrow doors, I wonder where one would place a piece of furniture like a wardrobe in some rooms. Proper measurements would be helpful. Where is the architect here?

Hello, the PDFs are OUR drafts for the architect. He will then make the final draft from them. We put it together with a free program. The architect wants to get in touch this week with the exact position of the house on the plot, then we will contact the surveyor so that he can measure the 2nd plot, and then hopefully the architect will come up with a finished plan and a cost estimate. So patience is still required. I will get in touch as soon as I hear something from the AT. Have a nice Sunday

Why such a strange angled wall in the utility room and then also such a wall projection? How does one come up with something like that? Is it supposed to contribute to general amusement or do you seriously intend something like that?

If the program really works that poorly, I would also take up a pencil... a bit retro, but conducive to creativity.

Then cut out furniture in the right size from graph paper and arrange the rooms in your retro pencil draft and it will become obvious to you that a double bed simply requires a certain amount of space. The same applies to the children's room: it needs a bed, a desk, a wardrobe, and you should at least be able to turn around. And there are children who want/are supposed to play in their room. That also needs space.

If no more floor space is available, compromises have to be made. Is a walk-in closet really necessary? Nice to have, for sure, but here I would probably rather dimension the bedroom adequately and choose a large wardrobe instead of the walk-in closet.

The restriction regarding distance areas to the neighbor: is there possibly a declaration of distance area transfer that you would have to take over when buying? Then I would refrain from the purchase and in any case take the other property.

Oh yes, Ytong!

I wanted to say something else: sure, great insulation values, but very noisy! (I currently live in such a house and when the neighbor above me sneezes, I say "Gesundheit").
If that doesn't bother you, ok. I just wanted to point it out.

How does anyone come up with ideas like that?
A specialized program doesn’t make it any better.

For everyone else: Download from TE shows both floors at once. Here now somewhat reduced, which doesn’t make it any better

thank you for your comments and opinions. Sorry about the pictures, those were the wrong ones.

Thanks for the hint regarding the kitchen access, we need to take another look at that.

Otherwise, all rooms are adapted to existing furniture or dimensioned based on our own experience. For example, the children's room is 3m x 4.5m. I had a children's room of 2.50m x 4m and I grew up fine. It’s not supposed to become a homebody.
The bed (2m wide x 2.50m long) and 2 nightstands (40cm x 50cm) are supposed to be in the bedroom. So we need bed + 2x 50cm wide, we have 3.10m and 2.50m + TV depth 30cm, 2.80m long, we have 3.30m.
The dressing room is planned for 2 dressers each 48cm deep and opposite a wardrobe 62cm deep, which makes 1.10m. We have 2.30m. So 1.20m as passageway.
The living room corner without windows is the media corner, where a continuous cabinet construction is to be installed that holds all media devices including speakers. No windows on the side due to darkroom effect. In addition, opposite in the dining area everything is glazed and that faces south, so plenty of light comes into the corner when we need it. The size is adapted to our existing couch. Distances etc. as they are now.
We are still considering using the large corner in the hallway for a small pantry.
The slanted wall in the utility room is intended to give us a bit more space and since it is in the basement the look is not so important. What else is bad about a slanted wall? The U-stairs are supposed to arrive there, that should fit, I think.
Sound transmission should not be a problem. It is a single-family house, so no neighbors.

We are trying to use our buildable area as best as possible. The gable direction is predetermined as parallel to the street. A distance of 3m must be maintained to the neighboring properties respectively, whereby we assume here that we may place the garage on the right side on the property boundary.
Including the garage, the planning is at 17.50m. Minus the 3m on the left side, we therefore have 2.50m left for terrace/balcony.
This is to be realized as "around the corner", i.e. adjoining the kitchen and the living room.

All in all, these are just ideas and drafts for the architect who will then implement the whole thing in a "buildable" way.

How would you use the existing buildable space? The site plan is oriented north-south. Access must be from south-southeast.
Premises:
- large terrace/balcony on the sunny side
- separate office for 2 people working from home
- bathroom and WC always with windows
- living room and kitchen flowing into each other
- single garage

Difficulty:
- slope on the first approx. 5m (survey from previously planned property attached, the slope continues over the new property
