Architect unreliable - How to proceed?

If you only have a contract with Hanse, from now on communicate everything with them - let them get their super architect on track themselves...

I think the architect receives a standard flat fee as for a house in a new development area with a development plan and simply doesn’t feel like doing the additional work he is supposed to do for you.

What is so difficult about the property? Slope? Surrounding buildings? Boundary distances? …? I just want to understand why a building inquiry is being made? If it’s not a simple plot, the inquiry should have been made before selecting the building partner, or do you only want the inquiry because there is no development plan and the house has to fit into the surroundings? However, such an inquiry can also be made without an architect, although an architect is helpful in asking the right questions.

Since everything is not going so well, I would approach your contractual partner, share your concerns with him, and request a three-party conversation. Then clarify how to get the cow off the ice as quickly as possible.

Make it very clear to them who’s boss! To the architect and Hanse Haus. Tell them directly that the architect is useless, and do so directly to the management of Hanse Haus. They especially appreciate such business behavior there..

Personally, I know a family that built with Hanse. Everything went smoothly there except for minor issues. You cannot accuse the company of intentional wrongdoing.

Small addendum...

The fact is that most companies, especially those with the usual suspects, are fully booked with orders! To remain competitive, however, delivery times must be similar to those of other manufacturers. Even if production capacity actually does not allow it. Skilled labor shortage, quarantine, Covid regulations at the workplace, rising raw material prices, etc., do not make things any easier.
