That is certainly not spacious... that results in about ~150 m². But don't be misled by the number... it doesn't feel airy at all. From about 170-180 m² it really starts to feel "wide" and "airy" and comfortable. Unless you do without some rooms, but you probably don't want that.

Even a small floor plan can seem spacious with good design, while a large floor plan can feel cramped or incoherent if poorly planned. But for that, you need to know more about the type of use and the occupants’ preferences.

I simply didn’t get around to it because I was only on the go with a mobile device. I have now filled out the catalog a bit, as far as I could or considered it relevant.

Development plan/restrictions
Plot size: very large to huge. There is enough space
Slope: no
Floor space index: unknown
Floor area ratio: unknown
Building window, building line and boundary: unknown
Edge development: on the left side, I can build right up to the boundary
Number of parking spaces: two garage spaces and about two more in front of the house
Number of floors: 1.5 or the upper floor should have a knee wall of 2m
Roof shape: gable roof, but relatively flat
Style: modern but simple and plain
Orientation: to the rear
Maximum heights/limits: none
Other requirements: house number 84 must be demolished so that building can take place behind it

Client requirements
Style, roof shape, building type: see above
Basement, floors: no basement, otherwise see above
Number of people, age: two adults, no children. Plan the house for 2 children in the mid-term
Space requirements on ground floor and upper floor: each between 70-80 sqm
Office: family use or home office? An office is an advantage, as home office will remain an issue even after Corona
Overnight guests per year: maybe one now and then, but basically there are enough sleeping places in 2 other houses in the same town (family)
Open or closed architecture: open to the rear, where there is a large spacious garden
Conservative or modern construction method: combination?
Open kitchen, kitchen island: desirable
Number of dining seats: four, prospectively also 6 or 8 (guests)
Fireplace: yes
Music/stereo wall
Balcony, roof terrace: yes, enough space around the house
Garage, carport: double garage in front of the house, attached to the house, access through utility room
Kitchen garden, greenhouse: doesn’t matter
Other wishes/special features/daily routine, also reasons why this or that should or shouldn’t be: home gym, but it should be attached to the garage because I want to deliberately separate it from the living area

House design
Who did the planning:
- Architect basically sketched my drawing afterwards
- Do-it-yourself
What do you particularly like? Why? The straight staircase because of its look, open area and orientation to the rear
What do you not like? Why? unknown
Price estimate according to architect/planner: none
Personal price limit for the house, including equipment: 350 kEUR
Preferred heating technology: air heat pump

If you have to do without, which details/extensions
- you can do without: gallery
- you cannot do without: possibly garage not attached to the house

Why did the design turn out the way it is now? e.g.
Because I wanted it that way, because I like the open combination of living/dining/kitchen area

Why 2 bathtubs? Why the passage room upstairs, which can be removed now? You had something in mind with that after all
