Newly built single-family house with 150 sqm living area, Saarland

Hello everyone,

I will start a new construction in Saarland this year.

The exterior dimensions of the house should be approximately 9.5x10.5 meters. I wanted to share my floor plan with you and ask if you have any opinions on it. However, these are still in the dimensions of 9x10 meters.

My first idea is to remove the wall to the stairs in the kitchen and create a 3m kitchen island from the right house wall, parallel to the kitchen line on the wall.
On the upper floor, the dressing room should be larger and have a passage to the bathroom.
A garage with a passage will be added in front of the utility room.

Regarding the site plan: the house will actually stand behind the house with the number 84, so not as drawn. House number 84 will be demolished beforehand.

Always fill out the questionnaire first and attach the site plan.
... and measure completely ...

So you are now not building house 86, but house "84 new", and you are not dividing the property?

Exactly. Basically behind 84 and that one will be removed.

You should definitely fill out the questionnaire because I believe this floor plan requires explanation.
How many children?
Is an office really necessary?
Why such a large bathroom with a tub on the ground floor?
A lot of hallway space on the upper floor, why a space-wasting gallery with otherwise cramped space conditions.
The open plan room with 33 sqm is very tight, there is no room for play.
As I said, if the questions are answered in detail, one can get a better picture of the needs and your preferences.

The place is bursting at the seams even before you have moved in. Far too many rooms on this manageable floor area. Living room + children's room each 9 m². HEEEELP.........
Gallery and straight staircase are however very important to waste even more m² that you don't have.
