Is a basement in a single-family house useful or rather too expensive?

So the generalizing conclusion does not quite resonate with me, but that’s probably my problem.... For me, the location, surroundings, size of the plot and the house as well as the layout, architecture of the house, condition, technical equipment, and much more are important. Basement: I’m happy to have one, but if there isn’t, so what... But honestly: for all existing properties we looked at before our new build, a basement was never a deal-breaker for us.

From the developer? Developers in Bavaria and especially in the Greater Munich area almost never build without a basement. On the one hand, space is indeed limited, and the clientele here is still very conservative. Many private builders now build without a basement if space allows.

I don't see it any differently, but a developer building a house in Munich probably plays it safe. For some customers, the lack of a basement is indeed a no-go, so you exclude them from the start. It is also simply the case that with the prices being achieved here, €60k for a basement no longer weighs that much.

I just took a look at ImmobilienScout. Here, a purchase price of 920k is being asked for a new-build end-terrace house with 141sqm of living space and 180sqm of land in Karlsfeld. In addition, there are 83k ancillary costs. I know the area because I often pass by there on my way to work or shopping. The location can only be described as below average. I don’t understand why someone who can spend a million should be satisfied with this.

In the past, one always imagined a small villa with a pool when thinking of a million. But the euro is worth nothing anymore, now we are at a terraced house with a towel garden in a questionable neighborhood...

The consequence is the "Run-ins-Umland". In the Munich suburbs, especially towards the southwest, square meter prices have increased by 10% or more every year in the last three years. My colleague bought a plot of land in Peissenberg four years ago for €240/sqm, today €400/sqm is almost the minimum.
