Looking for a square floor plan for a duplex - any ideas?

Hello, so we want to build a semi-detached house! So 2 semi-detached houses on 8.5m x 16m

Each house then has 8.5m x 8m see my sketch that I uploaded.

10m width would be my preferred idea, but it’s not possible ;-(

I wrote at the beginning, one semi-detached house half for us to live in ourselves and one to rent out.

As I said, all just ideas. A single-family house for us alone with a basement would be nice, but 180,000 euros have already gone for the plot.

We are undecided and grateful for your suggestions.....

Parcel 954 would be ours....

The section of the development plan is too small for me; you can't place anything in a context. I interpret the little that is recognizable as follows: street at the bottom of the plan, but access not from there, [*] but via a ramp from the lower right corner (at least that’s what the slopes suggest). Then only the building setback on the right side of the plan is designated for garages, which raises the question of why not the left one? - my guess is that the shown building envelope outline is only the right part of a semi-detached house building envelope with the neighbor, so the left side is supposed to be built up to the boundary.

I would not see a division for development reasons, but the second half is not supposed to have a different owner anyway. So why not exercise the "not alone" vertically (i.e., a classic two-family house, tenants upstairs)?

[*Edit: while I was writing, the larger section was posted - accordingly, full-width access from the bottom of the plan would be possible, but it remains unclear in connection with the slope]

When I look at the drawn building envelope of 11.50 x 16m, it almost looks as if edge development is allowed and one semi-detached house is explicitly desired, especially since there are apparently also semi-detached houses on the surrounding plots.

Is the drawing outdated or is there new information? Do you have the development plan in front of you? Is there one? Are you sure about the building depth of 8.5m? I have the feeling that there is a mistake here.

To clarify again, we only want to build a semi-detached house on our property, which is also allowed according to the statute.

There is no development plan, only a supplementary statute!

The surveyor specified 11.5m × 16m! 11.5 - 3m to the boundary! That’s why I come to 8.5 × 16m.
