Looking for a square floor plan for a duplex - any ideas?

Hello everyone, actually I wanted to pull back a bit and focus on the matter itself, but since I have now seen how much passion



has invested in our project, I cannot just withdraw without saying thank you, because that would be totally unfair.

My wife and I like your floor plan, it is definitely a great basis to bring the project to life!

If there were no potential, we wouldn’t be this far.

The following things are important to us:

    [*]Entrance in the east
    [*]Kitchen / living / dining: open-plan would be fine for us
    [*]Guest room on the ground floor would be great (can be office, storage room, etc.)
    [*]Overall floor plan rather open
    [*]Stairs in the stairwell would be an advantage, but not a must. The staircase would be in the middle, so approx. 4.80m then stairs 2.4m then again 4.80m
    [*]Gable roof without any frills
    [*]Knee wall at least 1.5m but I will have 2.15m checked, I find it hard to estimate what extra cost that would cause. The windows on the roof would be omitted. Visually, however, we like houses with 1.5m knee wall and slopes, it somehow has charm, my wife says.
    [*]Children’s bathroom we find great
    [*]Walk-in closet is a must for my wife, the bedroom itself can be small, it should only have the bed, according to my wife she could sleep better like that =laughs not
    [*]Children’s rooms roughly the same size, I want to give the kids room. They will grow older and will be happy then.
    [*]In the basement level a second open room should basically be created and that’s our problem at the same time, the open room should be as large as possible since it is on the south side, there the children get their play area first or I get a billiard table, no idea. Grandpa is not supposed to move in just yet.
    [*]Garage is not so important to us, we are not that far, we wanted to think about it once the floor plan is finalized.
    [*]Maximum building length would be 12.5m, we definitely do not want more! We have our budget of 400k for the house!
    [*]We estimate additional building costs at 70k, BT estimated them at 30-55k!?

Everything has been implemented
By the way, in the parents' bathroom there is a laundry chute to the utility room in the basement

Thank you, so far this is our concept. But now we have some questions or objections! Maybe nothing major.

- We asked the plumber about the basement bathroom whether it is really necessary that the 100mm pipe must be laid up to the attic?

- Is the HAR with about 5sqm enough? The plumber said recently he always hesitates to work in such new buildings where the HAR is so small! Would it possibly be better to have one larger room combining HAR and utility room, more sensible?

- We would prefer the hobby room bigger! Possibly build 12.5m? Or take some space from the hallway?

- Ground floor kitchen, my wife would like it in the north! Not absolutely necessary but she thinks the walking distance from the terrace to the kitchen would be suboptimal, we have a big family and always a lot of guests, especially in summer when we barbecue?

The wall in the kitchen to the office that extends to the living room would then be 3.75m wide, couldn’t we get the maximum out of that? Or is 3.75m the maximum that makes sense?

We currently live in a townhouse 5.10m wide x 10m long and we always think if it were only 3.75m wide it would be a step backward.

We also know these are luxury concerns. But with a new build you certainly find yourself in this cycle more often.

- Attic is great, we just have to look at the roof windows, raise the knee wall with normal windows then and at the same time have the roof free for photovoltaics. Worth considering.

Otherwise we are really satisfied and the match to our ideas is to be rated very high.

Yes, for storage yes, for laundry no.

Oh... decided?



For what?

If you find something too small and want it bigger, for whatever reason, you have to accept less somewhere else or build bigger.
For everything else, please ask your architect.

That on the subject of DH
