Evening everyone, I was at a regional developer today who only builds locally on a small scale.

Very good conversation, the gentleman is a civil engineer and has a structural engineer as an employee and a secretary; he himself has been handling building applications and construction management for almost 40 years.

He showed me a current project.

House with 2 full floors without a basement and double garage. He offers everything!

375,000 euros, everything was included, I was allowed to see it, unfortunately no copies were given! I couldn't see the exact scope, but he will make me a list when it gets concrete and then we can decide.

Additional construction costs, outdoor facilities, painting work, heating with underfloor heating, etc. were all listed.

He prefers to build with Bims 17.5cm, then insulation, and clinker brick facade! That comes to 42cm, I hope I understood it correctly?!

He said he has been working with the same companies forever and has fixed prices with a plus or minus 3% range.

With him, it works like this: he receives a fee for building applications and construction management etc. And then he puts individual trades out to tender and checks them after completion, and you pay the invoice directly to the executing company! Full cost transparency as I see it!

You can contribute your own work and he schedules the construction project accordingly. According to him, it takes 6 weeks for the application to be approved, and 9-10 months after the approved application, the house is finished.

I was impressed; you could tell he knows exactly how it works. He also does larger construction projects where entire new housing estates are built.

He looked at the site and talked to the surveyor; within the building permit area, the house could be positioned so that a basement is not necessary! The house may only be 12m long, you could build at the spot where there is only a 1m slope over 12m. So he immediately thought about it and looked for solutions. According to him, the basement costs 70-80k if we wanted to build 16m long. He said it can be solved better with the size of the plot, a large garden house, and large garages and that’s it.

We have to let it all sink in; so far that was what I liked best. And local here on site appeals to me.

Now we just have to decide what we want to build.......
