TE is planning both, so a multi-family house.
I correct myself: "planned" probably depends on the financial situation: the more rent or income, the better for the TE.
Yes, exactly because it’s not 100 percent certain, I thought it might be worth looking for inspiration in different directions. I was also sure that I had seen quite wide but less deep semi-detached houses before (so something like what the thread starter initially was looking for), but somehow I really haven’t found anything now. Maybe it actually was an Immoscout listing with architectural planning or something, or it was deeper than I thought. Under 10m depth, it gets really, really rare if you just flip through the floor plans that providers present on their homepages. At Heinz von Heiden I found the semi-detached house S840, which is actually too big, but according to the listed references they have also built it smaller before. But actually, there the terrace is still planned on the long side, and that wouldn’t really work here anymore, and the question is how usable it still is as a template.
Basically, I find the question interesting whether it would work to put two semi-detached houses there and if yes, how best. Do you make it as deep as possible (basically 15m minus the minimum distance =~ just under 9m depth) and then terrace on the east and west? I find the west side quite cool, but the east side rather not facing the parking lots... Or do you try to make it as "flat" as possible (only 6-7m depth?? Basically row house character only connected at the short side...) and maybe add a mini-terrace in the south or maybe rather in the north? To the south you’d be looking at the wall of the MFH, so that doesn’t sound so cool, but a north terrace can also have its charm. On the other hand, there’s still no garden, so the option doesn’t sound as great. But it really sounds more like an architect’s task and yes, whether the authorities agree with it AND whether it even makes financial sense is quite questionable ;)
