I don’t know if they really fit the plot better, but in terms of layout, I have partly found possibly more suitable floor plans under "Zweifamilienhaus" (instead of semi-detached house). The Massa Haus FamilyStyle 20.04 F is almost a semi-detached house except for a shared utility room (and presumably also different fire safety regulations, etc.). The Heinz von Heiden Zweifamilienhaus 490 has one apartment per floor.

They still look tight for the plot to me, but maybe you’ll find some inspiration regarding floor plans or other helpful ideas if you adjust your search a bit.

TE is planning both, so a multi-family house. I correct myself: "planned" will probably depend on the financial situation: the more rent or income, the better for the TE. This is a very bad basis: whether a multi-family house is allowed is doubtful, height as well. Distances are also dependent on building heights, so from your planning, the way you approach it, I see nothing smart and - frankly - nothing conducive to apartment or house building. You should consult a professional or building authority about what you are actually allowed to build. For small plots where something big is to happen, it is best to hire an architect who can already estimate at the consultation how much area with how many parking spaces is approximately possible. However, large projects are also financially substantial and must be approved by a financing bank. I think you have gotten somewhat off track with "smart housing." Now that half a year has passed, the seriousness of your house construction should be questioned, shouldn't it?

Especially because the original poster still apparently hasn't managed to get a binding statement on the maximum buildability from the authorities. In that time, I would have already had a complete preliminary building inquiry answered right under my nose.

Yes, exactly because it’s not 100 percent certain, I thought it might be worth looking for inspiration in different directions. I was also sure that I had seen quite wide but less deep semi-detached houses before (so something like what the thread starter initially was looking for), but somehow I really haven’t found anything now. Maybe it actually was an Immoscout listing with architectural planning or something, or it was deeper than I thought. Under 10m depth, it gets really, really rare if you just flip through the floor plans that providers present on their homepages. At Heinz von Heiden I found the semi-detached house S840, which is actually too big, but according to the listed references they have also built it smaller before. But actually, there the terrace is still planned on the long side, and that wouldn’t really work here anymore, and the question is how usable it still is as a template.

Basically, I find the question interesting whether it would work to put two semi-detached houses there and if yes, how best. Do you make it as deep as possible (basically 15m minus the minimum distance =~ just under 9m depth) and then terrace on the east and west? I find the west side quite cool, but the east side rather not facing the parking lots... Or do you try to make it as "flat" as possible (only 6-7m depth?? Basically row house character only connected at the short side...) and maybe add a mini-terrace in the south or maybe rather in the north? To the south you’d be looking at the wall of the MFH, so that doesn’t sound so cool, but a north terrace can also have its charm. On the other hand, there’s still no garden, so the option doesn’t sound as great. But it really sounds more like an architect’s task and yes, whether the authorities agree with it AND whether it even makes financial sense is quite questionable ;)

Something like that was just being built around here. A floor plan for it is not rocket science. By the way, it is single-story: the long sides of the roof have dormers for the attic rooms.

By the way, I mixed up east and west and can't correct it. Oops.
