How to obtain an exemption from the development plan?

Yes, you can assume that 95% of builders plan every euro exactly and try to save wherever possible. We are quite allergic to statements like:



Because everyone thinks that way, and that's why no one is different.

If it really should be minimalist and as cheap as possible, we will tell you what the cost drivers are. For example, a major cost driver is arguing with the authorities or even trying to obtain an amendment to the development plan. Someone in our village did that too. I think it cost about 6K.

However, it really applies to me, as I keep noticing.
Who has such a garden, as I mentioned above? Most are satisfied with 500 sqm.
Some wouldn’t agree to, for example, shifting the property boundary because 750 sqm is enough for them. I really want it so that I at least still have 900 sqm, which for me is already rather at the lower pain threshold.

Many here think so as well. For me, however, it is a must!
I would build very well insulated anyway and want controlled residential ventilation. That way I can also build according to KfW40 right away and take the subsidy.

Thank you! I will report back on what came out of it. But yes... I’m slowly fearing it will probably stay with the development plan.
I keep reading that people are allowed to deviate from it. The lady from the municipality also said she’s okay with it. She mentioned the cost level of 2 per mille for an exemption, which would really be manageable. But apparently it really depends on the respective caseworker and the gentleman at the district office probably does not want that.

For example me. 2100 sqm. And having the other smaller property usually is not due to laziness to maintain it, but because the money for more is not enough.

Well, it doesn’t matter. I can only say that in many respects I am not standard and I keep realizing that in this forum as well. But that’s okay. You just have to assert yourself against the usual opinion more often. But that will work out
