Looking for a square floor plan for a duplex - any ideas?

That's funny. I don't think the planners intended it that way. You would expect the property owner to build only 1 semi-detached house – right on the boundary with the neighbor, who does the same. But now the OP wants to build 2 semi-detached houses alone on his property. You can hardly forbid that, can you? The future neighbor will also look pretty stupid...

Regarding the location, development probably only from below .. how do you imagine reaching the second semi-detached house on your property? Always nicely passing by the south garden of the southern semi-detached house?

Hello, I don’t see any problems with a semi-detached house, we are just considering whether it makes sense and whether we can live comfortably? One half would only be 8.5 x 8m with 2 floors.

The following is stated in the supplementary statute.

Building method (§ 22 (1) and (2) Building Use Ordinance)
Open construction is specified. Single or semi-detached houses are permitted.

Restriction on the number of apartments (§ 9 (1) No. 6 Building Code):
For single houses, a maximum of two apartments within one residential building are allowed.

So the planner has left a lot of scope for the development.

Also, I see that easily, we would like to rent one half of a semi-detached house to a family.

An alternative for us would be a house with approx. 175 sqm (1.5 floors) with the dimensions 8.5m x 14m, everything on the ground floor for the parents and everything upstairs for the children with the option to separate it in such a way that a separate maisonette apartment can be created. Friends of ours built like this and it turned out very nicely.

But the semi-detached house appeals to us!

As you have noticed, we are still at the very beginning and collecting ideas.....

However, I have not gotten smart with the driveway...... where it has to go etc. it definitely has to be accessible from below....

First of all, detached and semi-detached houses must be allowed so that, as intended, it is not necessary to build onto the left border of the plot. [Addition: D/detached houses are permissible in this whatever-it-is document.]

If it is indeed a §34 area, I see the directly neighboring semi-detached houses as more significant than the more distant detached houses. But there a concrete building envelope (and the "Ga" designation only of the right building setback) would be unusual, rather a building line (and of course boundaries between buildable and to-be-kept-clear areas). But as presented, it seems to me more like a development plan area (which does not prevent existing buildings), and the dashed line at the "right and upper" property boundary represents the validity area boundary.

I don’t quite understand "WK §34_Lüffringhausen_2.E": the thing reads like a text part of a development plan (and even prescribes roof colors), but has no plan part and carries "§34" in its name. It is currently from 2010 and is supposed to be legally binding.

In the aerial image, the embankment seems to me like a bulge between street and property height. Maybe the original poster can add photos from a site visit.

Ok, I understood it, although some questions are still open.

To summarize: a towel-thin plot, which is supposed to be accessed from the south (recommended), with a relatively reasonable building window for a single-family house is supposed to be used for a semi-detached house, where A) the rear neighbor has his garden share in the north, the front one in the south. B) West or east side would be the long driveway. There the rear neighbors would have to reach their parking spaces over 3 meters wide, directly at the entrance (without a platform to the front door) of the front ones. C) The front ones have not only 2 parking spaces in front of their garden but also this fleet of the rear ones scraping along their garden. D) Each house has a footprint of 68 sqm built over. E) From this 68 sqm built area we subtract 12 sqm for the outer walls, we are at 56 sqm... another 3 sqm for interior walls, we are at 53 sqm living space for one level. ... My kitchen-living-dining area has more SQM and is not exaggeratedly large.



For me, this makes no sense at all when I look at the numbers as well as the plot.



The floor plans you entered contradict your wishes. I also don’t see a basement, I see a two-story house with an attic.



Yes, that already reads much better. However, I only see a basement apartment in the cellar, due to the maximum 8.5 meters in width.

Sure, these are the images I currently have. It is an additional statute that is in effect and Paragraph 34 is binding.
