Looking for a square floor plan for a duplex - any ideas?

Thank you for your feedback, all providers always say they are flexible and it’s not a problem. Slowly I’m realizing that’s not the case, they all have restrictions. Actually, none of them fits! For example, I want to do the electrical work myself, and that’s not possible everywhere, Fingerhaus yes, Zaunmüller yes but the discount too low and Massivhaus Mittelrhein would prefer not to have interference in between.

We are now considering whether to hire an architect up to phase 5 I think and then subcontract the individual trades ourselves. To bring in an external construction management!

We have the following trades in the family and among acquaintances where I know it works.

Gas water
Roofer
Windows
Electrician
Painter

We would then have to choose the other trades. However, we are still waiting for the offer from a regional provider.

Our preference would be the regional provider, but if it doesn’t fit..... we’ll wait

I also don’t feel like having 3-4 more providers come.... it will probably be the same anyway.

Yes, if you want to do so much yourself, you might also want to reconsider the self-build house providers. Something like Living Haus, for example. Living Haus has different stages of completion. I don't find the offers there bad, and their floor plans are relatively fresh and modern on the market. To my knowledge, a spin-off of Bien-Zenker, so there is also a giant in the background providing enough security.

Or the provider around the corner. For the big ones, that is too much effort in the planning. Usually, they have a tightly scheduled timetable; if there is own work, then a question mark follows when the next trade starts.

Another option would be with OBI, not affiliated anywhere, my wife works there, there would be a 10,000 euro voucher.

That’s true, she said I would have 2 days for the electrical work..... that wouldn’t work.

We don’t want to do it ourselves anyway, but rather assign it within the family and acquaintances.

The master builder house would be the most logical. However, I would still change some things.
