Looking for a square floor plan for a duplex - any ideas?

You can do that if you want, but all pictures are oriented towards north except for Fingerhaus, there you can see the terrace which is supposed to be to the north.

For me, it’s also partly about other builders maybe reading along and possibly taking something away for themselves or even giving another tip.

Hello everyone, we have decided on the architect and she is preparing the building application with us, and then we will continue looking for a general contractor! Or we will hire a construction manager after the building permit and realize the house with a lot of our own work.

Here is the architect’s first draft in advance.

We have commissioned the following changes directly.

- 8.5m × 12m new size
- Basement room extra directly next to the stairs in the basement approx. 20-25sqm
We probably want the kitchen differently, likely on the south side....

We are grateful for tips and suggestions.

After 6 weeks you post something that cannot be remotely associated with a "square floor plan for a semi-detached house sought"... hmm, should one now reread everything???

No, not new, but when you upload a new floor plan, also write down the essential aspects again, possibly also include the site plan as information, etc.

On the ground floor, I would place the kitchen towards the terrace, the dining area in the middle, and the living area according to the plan downwards towards the street. And always sketch a realistic kitchen plan as well.

Hello everyone, ok understood. Sorry, didn’t want to surprise anyone, we are currently working on the floor plan and are slowly getting desperate.

Ob write something again!

We want to build in 2019 with an architect who will only accompany us up to the approval! After that, an experienced construction manager will take over together with the structural engineer. Each individual trade will be tendered.

We are 4 people aged 33, 32, 4 and 2 years old. Grandpa is supposed to move into the house too but only in a few years.

The plot is 815 sqm and can be accessed from the south, about 20m to the building line, a long narrow plot with a slope.
The gradient in the building area is about 1.5m over 16m.

We are allowed to build 8.5×16m.
It should have a gable roof with a 35-degree pitch.
The house should be 12m x 8.5m in size with approx. 1000cm3 remodeling space.
2-layer masonry with clinker - 42.5cm

We are satisfied with the basement floor plan and would like dear grandpa to have a large south facade with terrace and his own entrance.

We want to place the entrance and driveway on the east side.

The terrace should face north with a slight tendency to the west, the neighbors are 6m away and are building a 2-story without a basement, so they lie a bit lower.

We want to put the kitchen in the east,
living room south with balcony (but doesn’t have to), not drawn in yet,
dining area west,
office in the south, can be a dressing room and storage room...

Is the hallway wide enough? 1.5m wide?
Do you have tips? What would you do differently, or do you see the room layout differently?

Our idea was to have a large window with a balcony door in the living room, where light comes from the southwest, just like the windows on the west side.

We are satisfied with the upper floor except for the children’s rooms, which we would like to be 17-18 sqm.

But we have to think in three dimensions, then it won’t fit downstairs! Should we go up to 13m? Then everything fits? But that’s already a big chunk.

We would be grateful for tips.

The window planning will be done once we have the floor plan finalized.

The bathroom in the basement will be twice as large, which bothers us.

The driveway worries us.

The street is at 304.5m above sea level, the house should be placed at 305m above sea level, the ground floor with entrance would be at 308m above sea level, the entrance would be about 25m from the street, that is a 3.5m slope over 25m, we were thinking more of a carport; our architect suggested placing the garage at 305m above sea level and going around the garage to the entrance, which is a dreadful idea for us.
