Looking for a square floor plan for a duplex - any ideas?

You know ... this is no fun ... either set all images oriented to the north or put a north arrow on each image. Images should be easy to understand intuitively, that's why you post images.

Regarding the floor plans:
- Hallway too small ... no space for even a minimal coat rack. But getting dressed with children and/or guests there is no fun
- Shower in the attic floor has already been mentioned by Yvonne.
- Transition between dining and cooking, if cooking is as shown, then also draw a table ... everything gets kind of tight, slalom, etc.
- Ground floor bathroom/WC ... 120 cm is already tight if it has a shower, without a shower it could be narrower and shorter.

The bathroom in the basement is too small for seniors who might need assistance

Ground floor a hallway with proper wardrobe is missing
I would remove the shower. You already have 3 full bathrooms.

Upper floor
Children's rooms are now significantly smaller than desired
I would reduce the large parents' area. Replanting is necessary anyway

Please draw in all furniture to scale as well as the 2-meter line on the upper floor

No, you still haven't understood: it is completely okay to use swarm intelligence on multiple tracks - but impolite to do so without pointing to the other track.

Hello everyone, so I made some sketches again with my wife:

- larger hallway
- bathroom on the ground floor, the shower is gone, bathroom now on the other side, unfortunately no longer on the installation wall above the HTR, is that bad? It would be one more pipe.....
- children's rooms are now about 17 sqm, should actually be okay? 13-14 sqm I found too small.
- basement bathroom for grandpa is now about 2.5m x 3m.

Wall thicknesses always calculated with about 20cm deducted.

As for the bathroom upstairs, the shower doesn’t necessarily have to be in the slant, the toilet would be possible or a bathtub.

I still have to draw in the furniture, I will see if I can draw them to scale.

I have to recalculate the 2m line in the attic since I know the kneewall is 1.5m, I will check if I can calculate it.

We were considering going to a 2.15m kneewall, but then we would need more windows on the sides. And our budget of 400k for the house alone without additional costs and land should not be stretched any further. The current offer is 355k for 12m building length.

That’s what I mean by "conversing" You can already see it now: little is written, but the information gets stuck. in the green forum the topic is taboo for me from now on.



- Is it okay now that the master bathroom is accessed from the main hallway? - the drainage in the kids’ bathroom is a disaster, I already said that. - what about the contradictory masonry of 40cm/42.5cm? - What are you doing in the living room that you place it facing south? With the kitchen, valuable "living space" is wasted again. -> According to your designs, you plan 4 toilets, 3 of which are distributed throughout the house (SE corner, middle of the west side, east). Something like that will be expensive and is not sensible when it comes to technology. Such things should be avoided. You don’t have to stick 100% to it, but you should plan towards "short sewer lines." I’ll put it this way: a wet cell costs you, small scale (I’ll just throw a price out there, without living area, only technology... but it’s a rough guess because I’m not an expert) 5000€: this includes installations, ceramics, tiling work. Maybe it’s only 3, though… Nobody wants the bathroom in the west upper floor. In that area, the ground floor has to be properly boxed out, which leaves a big flaw on the west wall, and you won’t be able to put windows there everywhere either.

So what? - they are cheaper there than in the roof surface. I have already mentioned several times this month why and how overhead knee walls look sh***y and are not the ultimate solution.
