The knee wall will be higher in the example house, but I think the floor plan is still feasible at 80cm. Only the dressing room and parts of the two children's rooms are affected. In the design, one of the children's rooms was planned with a ridge height, a nice idea. I want to leave the terrace aside for now; it will probably be better placed near the kitchen. The garage also cannot be placed where it is shown in the example image. For now, I am only concerned with the room layout.

I do not know the exterior dimensions yet and will find out. According to the drawing, it should be 9.40m wide by 12m excluding the terrace. The roof runs with the ridge direction parallel to the street; the entrance would be accessible on the right side of the house.

But if you have a basement underneath, then according to the current situation the kitchen can only be provided with a balcony/a balcony terrace. Then take a look at the windows, the bed planning, and the closet planning in the dressing room. And, how do you even come up with 128 sqm - house, when I add up the sqm details on the ground floor, I come to around 79 sqm of living space just on the ground floor, the upper floor is added on top of that.

As I said, I initially hid the terrace. Depending on the layout of the basement and the placement of the garage, it could serve as a terrace roof like in the example. Ideally coordinated with the topography of the property, flowing seamlessly with a transition to the garden behind it. I could imagine that custom-made closets could be used for such cases. Specified by the manufacturer. Ultimately, it’s a matter of price. In my opinion, the floor plan also offers potential to be more tightly designed.

Then something is wrong with the specification. Even the naming of the photos suggests more 154 instead of 128 sqm.

However, I admit that I have recently somewhat suppressed the height difference on the property.

On the same page, 128 sqm are also mentioned. I wonder where this number comes from.
I think you can save some space in the kitchen in the dining area as well as 1-2 sqm each in the office/children's room on the upper floor.

The plot has a height difference of 3m over 35m. I think a basement makes sense there.
