Hmm, I would now say that from my point of view the young architect is quite right on most points.

I knew it very differently during my student days. In my student fraternity, there were many architects but also civil engineers. Back then it was said: "If it should look nice, ask the architect. If it should work, ask the civil engineer" :)

I agree with you, there is still too much patchwork. Better than not addressing it at all. The release of more land is definitely not the solution. Yes, ecologically it is questionable – jobs or working locally would make more sense. We have actually learned a lot recently: home office works better than many had feared. Societally, it does make sense first to strengthen one’s own community. Even here, designating more land is not a solution. Respect for the achievement of you and many other parents who, with courage, confidence, and focus, seized opportunities in the 60s to 90s and thereby opened up chances for their children. Back to building land: despite all the frustration – there are plots, and to win the competition for this scarce resource, you really have to actively invite luck. Have you ever looked at the compulsory auctions at the district court? For example, on July 1, there are 2 properties at the district court Gütersloh. We bought our plot from the insolvency estate of a property developer.

Yes, home office is a great thing, I have already advocated it before Corona. It works for me as well since I have a desk job. Still, occasional presence on site is necessary. And a large part of the workforce in my company works in production and assembly, they have to commute anyway. And the manufacturing industry is mostly found in industrial areas around cities, so all the skilled workers who do not have to afford a house in the countryside must commute from their rental cubicles in the big city out to the country, while the locals who work in the service sector are traveling the opposite way on the counter-lane. Yes, through my search on real estate portals, I also came across foreclosure properties and am currently reading up on all the formalities and procedures. In Bielefeld, a large plot in Stukenbrock will be auctioned soon; I had already considered trying my luck there. However, it is a partition auction, and I think the co-owners will bid fiercely.

I would find that sh*** too. That's why we stroll around a place and then look for direct small talk through third parties.
