House placement on a small 448m² plot

In variant 01, you are farther away from the southwest neighbor than in variant 02. And thus you have more of the garden and the rather senseless space in front of the house is smaller

It is best to commission an architect with a preliminary design (service phases 1-2, including cost estimation) who also clarifies the construction and planning law issues. Otherwise, you develop a "solution" that later, taking into account all the requirements for the planning, does not work at a crucial point.

We had an almost comparable situation: a similar shape of the plot, even slightly smaller, and a desire for a garage of similar dimensions. However, it was also the case that the driveway could only be implemented in one place. We also moved garages and houses around for a long time. After we (from our layperson’s perspective) found a good solution to the problem, we presented it to our preferred builder. Our plan was quickly discarded after the first conversation and a new plan was developed together with the architect of the general contractor (so not a freelance architect). In my opinion, we were very lucky with the company that they did not implement our plan 1:1. Various other companies would have readily done so. Thus, from our perspective, we ended up with a very good house suited to our circumstances and a good placement on the plot.

So now we have integrated the garage into the house. It is only 6m wide, but a bit longer... I have roughly marked the garage yellow on the attached picture.

Thus, I can confirm the statements of my predecessors: Have someone plan it who can do it!

In the meantime, we have had discussions with the contractor and the following ideas were brought up. However, I do not yet have properly drawn preliminary drafts, so here are sketches again and a request for constructive criticism. The windows are also not properly placed yet. Thank you.

In the meantime, I have the draft of the floor plan from an architect, but no site plan yet, so I placed the floor plan myself on the property. The current idea is to make the guest bathroom narrower in order to shift the stairs a bit towards the northeast, to enlarge the living area.
