There is no "one fits all" strategy, but one can develop one for each couple/family.
For access to the "Deep Market," extreme networking is apparently necessary to earn the trust of those willing to sell. For that, it is already required that people find you likeable, which very few can influence without conscious deception.
What do you think, by which ways other people got their houses or their properties? Sometimes completely different approaches are used, compared to which the (Barthel) tips here are completely harmless. And if you don’t categorically rule out really getting involved in village life afterwards, then showing active interest is nothing at all.
That’s exactly what I mean: to be credibly the kind of guy who "fits here," that "is enough," and it has nothing to do with deceiving or sucking up. Just as little as access to the Deep Market via secret circles would.

The main purpose of the marksmen’s uniform is that even those guys who have two left feet as dancing bears look stylish in it. Just as the bass drum belongs to every marching band only because some people have no clue about tooting and blowing even with lots of practice. You only really have to be athletic in the gymnastics club, and even some fire brigades only quench the whole village’s thirst once a year at their festival. You don’t need carnival associations as a builder; these are more of a mandatory event for every general contractor.
