Yes, one could – but can and do you want to? Honest question. Then you would realize that blanket statements are absolutely unhelpful. So what is gained if remaining inner-city fallow land is "densified" (that is, away with the green and proper multi-storey buildings put on it)? Instead, the cornfield on the outskirts remains. It then goes into diesel or pig feed. Good solution? And if yes, for which problem?

I like them: they have character, backbone, and are not deterred by complicated stories. Besides, they think and act thoughtfully. Luckily! And yet many try to push something through with elbows in ego format :confused: Yes, because so many have no values anymore, it doesn’t hurt to repeat them constantly. I also hate having to restrict myself so that your children can still live pleasantly, you can believe me!! ... but it’s slowly sinking in (certainly not only through this forum) that some of my messing around is still more sustainable than when the majority of parents model life for their children. To me, they are just the confirmation that I actually shouldn’t give a damn about sustainability. One! Oh dear! What a statement.

I know some small towns whose beautiful, developed town centers have become dead zones due to vacancies. They were still doing well until about 10 years ago, with a bakery, post office, café, flower shop, butcher, household goods store, etc. The old owners retired, vacancies followed. And empty shop windows are the death blow to attractiveness. On the outskirts, new development areas are flourishing. Why aren't there many more funding programs that modernize this living space? That also exemplify that these old towns or small towns can allow modern living? Why aren't there more architectural competitions in this direction? Just to name one example.

Because the heirs often have completely exaggerated price expectations! I come from a still affordable area of Bavaria. I recently had a conversation with the mayor, who also reported this problem. Some heirs live in metropolitan areas such as Munich or Nuremberg and now want as much money for the inherited house as if it were located in Munich or Nuremberg. They don’t want to sell the house for the local market price and therefore it remains empty and deteriorates.

They do exist.

But since you keep going on about it, you must have bought such a house yourself and therefore know from experience why they are not so popular: floor plans that nobody wants nowadays, such as small living room, large eat-in kitchen, narrow stairs, low basement, walk-through rooms, small bathrooms. Adapting these to modern living preferences while meeting the prescribed energy standards costs more than simply building something decent in a new development area exactly according to your own ideas. Why would anyone put up with that if they don’t have a particular affinity for it (like an old house belonging to their own grandmother, etc.)?

In addition, setback areas as usual in new buildings are often missing: neighbor’s barn with a half-meter-wide dirty path almost sticking to the house, house built directly on the street, terrace directly facing the street, etc.

That is always often mentioned, but even our 180 sqm complete renovation with wall heating and pellet heating, a completely new roof and new wooden windows costs 160,000 euros as of now despite the monument standard. For just under 300,000 I can't get a house in a new development area. Let alone one with that much land.
