Just to encourage a little. Especially in more rural areas, even 1-2 initial, good (!) contacts can already help.
Having experienced it myself, several more doors then open, and it means "stay persistent." After a tough dry spell, we had within a short time, besides our new-build terraced house, three offers for existing buildings in the immediate neighborhood and also a contact for a plot of land/building gap. I found connections from the KiTa-/KiGa-/playgroup area particularly fruitful. You often hear things across the villages there as well.

Oh dear – you really are still at the very beginning of your planning. ;) Don’t worry, the "moral problem" fades over time, especially if you’ve lost out often enough, driven around unsuccessfully, and nothing has happened for months. What do you think, how other people got their house or property? Sometimes quite different methods are used, compared to which the (Barthel) tips here are completely harmless. And if you don’t categorically rule out actually getting involved in village life afterwards, then there’s nothing wrong with showing active interest. Do you really think that every member of the volunteer fire brigade or the local council is only there voluntarily out of pure duty, or rather because they expect personal benefits? Relax and keep in mind that you’re not asking for a gift, but, despite all genuine or feigned sympathy, will have to pay a proper price.

We found our plot of land 17 years ago by walking around our desired area until we found an uninhabited demolition property. Then we politely rang the neighbors' doorbell and asked about the owner. Then we were referred further... after a few intermediate steps and a lot of patience, we reached our goal...

And in a similar way, we also found another plot this year... without prior contacts, without a realtor, in an unfamiliar place that we really liked. It took almost 3 years now, but what does it matter... now at least the mayor knows us by sight, the building authority, a future neighbor, and a few other people. Just start somewhere, people notice when you are genuinely interested and fit in there.

Developer projects are not what we want. We would lack freedom in design, and the family self-performed work advantage would also be lost. As I already wrote, I have access to skilled manpower. My father is a self-employed building services technician (electrical, heating, and sanitary installation), my brother a trained Anlagenmechaniker für Sanitär-, Heizungs- und Klimatechnik. Then there is the real estate transfer tax issue: if we buy a house from a developer, we pay 6.5% on the total price, but with self-construction only on the land price.

I have also been watching the existing property market for a while; that was actually our first idea. However, there are reasons why we have moved away from that. Prices in reasonable locations are often just as expensive as buying land plus building a house. Then you also have to factor in renovation costs and again the real estate transfer tax... Only buildings close to the highway are affordable, but obviously no one wants to live there, neither do we. A dilapidated house that is demolished and replaced by a new one would certainly be an option, but everything I have seen so far feels too expensive as well.

It may be that I am completely wrong in assessing what is too expensive, as I absolutely cannot yet estimate what the actual house construction will cost. Construction projects in the family all date back some time; that is not comparable. Maybe someone from the region can tell me roughly what amount to expect for a bungalow without a basement with 130m² of living space, ideally as a KFW40+ house/passive house.

Yes, we had that thought too. On the neighboring plot when we moved in, there was still a vacant house – today a new single-family house is being built there. If our future neighbors hadn’t beaten us to it a year ago, that might have been our plot... We have also driven through some residential areas in our desired region, but haven’t discovered any vacant houses yet. But even if we find something, the owner has to be willing to sell. If it really is the case that outsiders only get a no or defensive prices, then you have probably been very lucky.

I keep hearing that renovation and alteration would be more expensive than a new build. But there are usually two misconceptions involved: old properties generally have larger plots and often garden areas whose renovation does not cost thousands of euros for the landscaping contractor. And the costs for the new build are underestimated – those for the renovation overestimated.
