Thanks for the tips, I'll check them out. My research hasn't revealed anything for the region, except for the climate settlement in Sennestadt.

I just checked. Schöning, Lippling, and Riege are too far south for us, but Kaunitz fits perfectly. The application will go out today, thank you very, very much, Jean-Marc, the tip is worth its weight in gold. Keep your fingers crossed for us.

So it comes down to 100% financing?



I can't estimate a bungalow. But a "normal" house should still be possible in OWL, subject to current material price developments, to build for 2000€/sqm. But then rather a square, practical, good KFW cube. So: why a bungalow? You complained about the high land prices? We have a 648sqm plot with a building envelope of 14x10m - there would be no 130sqm living space left. I would already consider our plot large and far from cheap.

Let's calculate the other way around:
550k€ capital
175k€ land
50k€ incidental costs
25k€ the essentials for the garden

= 300k€ for the house.

That would be 150sqm basic standard. Possibly more if planned with EL and family conditions. However, then probably painting and floors would have to be done by ourselves.

If you calculate without equity, yes. But as I said, there is still room for improvement. There would be more equity available, but it was important to us to keep a safety buffer.

A bungalow because my partner often has problems climbing stairs due to a chronic illness, and there is a certain probability that barrier-free living will become an issue for her in the future. However, it is not a must for us, but if you build barrier-free right away, you might save yourself stress in the future.

Thanks for the assessment. My estimate for the house was about 2500€/sqm. Are the additional costs really that high? I would have assumed about half that. I would have estimated the rest the same as you, of course without any experience, just a gut feeling.

You won’t become locals even if you’re extroverted and join clubs. That comes across wrong here – at least that’s how it reads. The purpose of the locals model is precisely not to give priority to people like you. But you don’t do business from a moving car, nor do you make contacts that way. Maybe in an emergency, the radius shouldn’t be drawn too narrowly? There’s a lot to read in the construction costs subforum as well ;)
