Yes, more rooms means more light switches, sockets, etc. That should not be underestimated. A large room is cheaper than 3 small ones, even if they have the same total floor area.

The structural engineer is probably still frowning at the last floor plan. He will probably add a beam or something similar somewhere in the living room. Let's wait and see what comes from the architect. In the end, we'll throw everything together, shake it well, and see what's left. :D ;):)

No, the last one fits just fine. Very neatly arranged overall. I also tried, but got a bit tangled :D If that really is the floor area… so the built-up area?! … Then everything is good. Let me know how it goes and what the final plan is :)

The staircase could also be integrated into the pantry.



As a suggestion, here is Katja’s floor plan with a small modification to address the points mentioned above. The downside is that the window by the stairs can no longer be that large and the hallways are no longer quite as symmetrical. The kids now both face south. Regarding the stairs, the question is whether it really has to be a platform staircase or if a regular spiral one would do (and spaciously sized). I personally prefer the latter because you keep moving smoothly and can go almost blindly. With the platform staircase, I always have to watch when the landing comes and when the stairs continue again.

Mmmh, be careful with a bathroom above the living room, that's bad for drainage. I also always try to avoid having the bedroom next to the children's room, and the pantry only under the stairs is, as far as I know, too tight for the TE.

I actually have the drainage from the bathroom running through the living room, enclosed in a wall. I don’t hear anything at all. It’s probably a matter of insulation/construction. And yes, having the children’s room and bedroom not next to each other is certainly optimal, but even here you can achieve a lot with a proper wall and a wardrobe in front.
