if all that is not relevant, then why not bring in a professional

: Thanks for taking a look! Harsh words... Well, messed up is surely in the eye of the beholder - I didn’t want to create a floor plan that becomes the standard one but one that fits us. I agree with you on the pantry - I’ll have to think about that again. How much space do you have to factor in for the pipes? We currently have a niche of the same size as storage space in the kids’ room and manage to fit a lot in there. I skipped the chase wall for the toilet etc. and planned the objects relatively large instead. But you’re right, you should definitely examine that closely so you don’t suddenly miss 20 cm of passage later. We have a 2 m wardrobe, which is enough for us. Everything that’s not currently worn can go into boxes in the storage room. That way you also sort regularly. Of course there are load-bearing walls, I didn’t mark them as such. But as I said, all dimensions are only approximate anyway - during the later planning we will of course take a closer look at the exact measurements. Dirty shoes next to the white laundry don’t bother me. I would have installed the washing machine and laundry collection at a height that’s good for the back. Also, everyday shoes etc. would be kept in the hallway.

: The costs are here not relevant. In general, our budget is very tight, so we carefully check the affordability of all items and cannot afford an additional architect to redesign everything. We also liked the floor plan of this type house very much, so we did not make many changes. In the end, of course, the developer’s architect will take another look and tell us what is possible and what is not!

Just upload the original floor plan.

Pantry .. you could rather make a properly functioning wardrobe out of it and have the corner in the living area moved forward. From the kitchen then either nothing at all or just a place for drink crates etc.

Bathroom .. I don't want to use the storage space. Do you want to always crawl in there?

But the upper floor is not drawn in full size .. or? The knee wall of 100 cm is not due to 100 cm high exterior walls, but by setting the 0 cm knee wall - right?

Child 2 only has northern light or are skylights planned.

And, wall thicknesses, exact window widths etc. do indeed play a role. Otherwise the planned wardrobe will end up in front of the window opening.

Thank you!

I don’t know if I’m allowed to upload the floor plan? It is the grow-with-you house 148 from Town & Country, mirrored.

Bathroom: You don’t ALWAYS have to use it — we store everyday items in the sink cabinet and mirror cabinet. It’s more about grabbing a towel or throwing something in the laundry. As I said, we have an identical storage room layout, which is at least well usable in the front area. Of course, you don’t have to go into the farthest corner every day!

Upper floor: I don’t think there is exactly 0 cm knee wall, but some space is lost due to drywall construction. However, the exterior walls I have drawn have a 100 cm knee wall, and the green line corresponds to 200 cm.

Both children’s rooms have skylights, sorry.

You are right about the wall thicknesses; they distort the whole thing a bit. I will revise that and take another look at the critical values.

Thank you for your constructive criticism!

Pantry is being reconsidered...

"Garderobe" was poorly expressed - the everyday wardrobe goes into the hallway under the stairs. Rubber boots and muddy clothes, summer and winter jackets and shoes, etc., should go into the laundry room.

Our current sofa is certainly awkwardly wide for the new living room. A narrower one will definitely come in a few years. Currently, there would be exactly a 1 m passage.
The TV is not a problem; we practically only watch it when it’s already dark. Then we can also lower the shutters if a bit of the evening sun still gets into the living room.

Well, with two toddlers, everyone often bustles around in one bathroom in the evening. But you are probably right that it becomes too small because of that. I will think about an alternative! I haven’t planned a partition wall at the toilet at all?

The bedroom is certainly a matter of taste. We purposely make it so small so that it doesn’t turn into a storage room (which is currently the case with our large bedroom). Otherwise, the bedroom is really only for sleeping – the children’s rooms and living area were more important to us. You spend the whole day there.

We already have the two children.
Storage space for garden furniture in winter, tires, bicycles, etc. we have elsewhere. Only things that need to be stored dry and warm or need to be easily accessible go into the house (storage rooms, utility room, attic).
