How do you assess this house? How much budget will be necessary?

In the exposé, you cannot see if there is moisture, if the electrical system is in order, if there has been water ingress, or if there are harmful substances. For that, you need an expert.

From the photos, nothing that can’t be fixed with a few buckets of paint and cleaning cloths. In one picture with the wood stove, the paint is missing at the bottom. I would take a closer look there.

There is no flat rate for renovation. The 2,000 euros are very much a rough estimate and only somewhat work. Just as an example, recently someone was considering buying an end-terrace house where the price per square meter was 400 euros more than for our house. If I downgraded our house to that terrace house, it would rather be 600 euros.

With your property? You can only see this condition to a limited extent in the photos. Outsiders cannot answer anything about interior finishing. Sanding the floor, throwing away and disposing – every municipality handles that differently. Laminate clearance items laid yourself or have real wood planks installed.

You have to consider what you want and gather prices.

I looked at the pictures and was positively surprised at first glance by the house, the property, and the price. What seems concerning to me: Why has this house in Bremen, so in the city or close to the city, not been bought for months despite several price reductions? As someone already wrote above, an inspection with a professional is necessary. The roof shape looks like it has been enlarged and remodeled. If you consider major renovations necessary, certainly a house from the 1940s will have some (expensive?) surprises. I am NOT a building expert, but I do have quite a lot of life experience and common sense. Addendum: I just thought of something else: the energy efficiency class F is also bad.

It might be that the oil burner needs to be replaced if it is already older.

There also seems to be an extension/addition realized. See the strange roof shape and markings on the facade. Since we just had this topic here: Check if there is a permit for it.

I find the multiple and drastic price reductions by the real estate agent interesting. That sets off alarm bells a bit. He certainly had various interested parties who did not want it despite the price reduction. What could they have found out?
I don’t know the Bremen price level, but the place seems quite cheap to me. There could be a lot hidden. There are no bargains nowadays.

Thank you very much already for the initial assessments.

The broker said that it was previously used as a two-family house, I still remember that.

The location is about 15 km from the city center. Good connections to the highway, but otherwise a quiet neighborhood. We like the neighborhood.

The price of the house is still too high for the location itself, but my husband also fears that there is something wrong because the price is constantly being adjusted.

The fact is that there is not a single buildable plot there.

Phew, a lot of money for a place that still ultimately remains from 1940. We could finance the amount, but it wouldn't be worth it to me then.

Always... you will have to wait for some hot water. That’s just how it is in old buildings, where the hot water has a long way to travel from the basement upwards. I don’t understand the aversion to instantaneous water heaters.



I also see the old gable roof. I already see black spots on the plaster, the wood cladding in the shower toilet might be hiding something. The edge looks strangely dark.
Energy efficiency of F is definitely something that can deter potential buyers.


I wouldn’t attach any significance to that, only that the realtor apparently completely misvalued the house, namely based on the plot size and living area. However, apparently the plot is not divisible, and the living area is not exactly of the finest quality. And when I look at the three comparable properties in Burgdamm, the sale price is now only in the mid-range in relation to the others.
To me, the house for 290,000, which looks like a semi-detached house, makes a much better impression than the one you have in mind.

Of course, all this is based only on the photos.

Without an expert, I would not want to make a commitment, let alone buy.
