How do you assess this house? How much budget will be necessary?

The floors, wooden ceilings, bathroom and guest WC as well as the carpet are definitely out for us.

I would also replace the kitchen.

The garden also needs a bit of investment. And the heating system is on our radar as well. I think it will cost at least around 60k.

There will surely be some who would move in as is.

That’s why we have to look carefully at the purchase price.. and because there’s a realtor involved once again.

We’ll see..

That varies a lot. Personally, I probably wouldn’t change anything except for the carpet and the ceramics in the bathroom at first. Not even the heating, as long as it still works well. Gas isn’t the worst option. I don’t see 60,000 there (provided the condition is really as shown in the pictures). The purchase price plus purchase incidentals plus your planned renovations would then exceed your budget, wouldn’t they?

I wouldn’t change the heating if it’s good. But that has to be looked at closely.

The problem is that we don’t have a "real" budget.. Sounds dumb, but that’s how it is.

I have to see the house, if we really like it, then we would probably do it.

According to current calculations, we would need to borrow 270k..

That would be 100k more than now and also wipe out all our equity.. the house really has to convince me 100%!

No compromises!

This will also play a significant role. Just tomorrow, many viewings are scheduled.. so wait and see..

The viewing has just been postponed by the agent to next Monday, as the house is being completely cleared out today...
