How do you assess this house? How much budget will be necessary?

That is not only unrealistic, it is utopian.. That is already an outrage. 1263 sqm should have the same price as now 397..

I met with a friend today and she told me that she had an appointment to view a plot on Friday.

It was the same plot and they were only 15 ahead of us. The real estate agent had only informed her during the viewing that there had been a mistake with the plot size and it was 397 instead of 1263. My friend asked what would then change about the price and the agent said, "The price doesn't change. Once we list it on the internet, it will surely be gone quickly."

She and her husband then aborted the viewing and also canceled immediately.

This kind of thing is just brazen. I wouldn’t say anything if it said 1,200m² inside and it was actually “only” 1,000m². But such a difference? The realtor completely failed at her job. But as the saying goes: Every day a fool gets up, you just have to find him – so the property will surely be sold anyway. You are in a “good position”; you don’t have to play along with such games. Your property will come too. The main thing is that you generously spread the note among your acquaintances that you’re looking – maybe someone knows someone who knows someone...

Yes, it’s just crazy when you get involved in such games.

My friend told me that she even took the financing confirmation from the bank to the viewing so that she could have reserved the property immediately if it had been suitable.

I never thought of that. But the real estate agent told me that reservations are only made if a financing confirmation is already available.

Do you get a confirmation from the bank for amount X, even if there is no specific property? Next time I will ask my advisor about this so that we are properly prepared

There was indeed a specific property. We were only allowed to attend a viewing at all with such a confirmation; otherwise, you were not allowed to look at the house. But the market is different for us as well.

For our house, we had to provide a financing commitment for exactly this house, very specific, along with the other "application documents" such as a renovation plan. We then got the house. For 2 other houses, they only wanted to know before the viewings whether the bank would grant us the purchase amount. For one of these houses, the reservation would have cost 1% of the purchase price... sort of a small down payment until the concrete documents were submitted. If you withdrew, you would not have gotten the reservation down payment back (no idea if that is legal; but we declined anyway... but the house was gone within a few days).

Just a note: If the agents take so many liberties with you, your girlfriend already acted the way she did, and the neighboring house sold so quickly at a good price, then maybe it could be that the market already allows this for you as well and has become a seller's market. Just something to think about.

If realtors or sellers want to take as much as they want, they are free to do so, and as long as they agree with a buyer, that's okay.

I have been observing the real estate market here for 6 years, simply because I am very interested. For that money, I can also get a house in one of the best residential areas!

The problem is that we just don't want to leave here.

I have a roof over my head, and basically, ours is a "luxury problem." If it works out, it will be done; if not, then not!

We are aware that demand is higher than supply and prices are correspondingly high. If I sold my house now, I would also make a good profit. But as you can see, some offers are just cheeky, and we definitely won't fall for such games.
