How do you assess this house? How much budget will be necessary?

Hm. There were already people there over the weekend, right? Whether it will still be there on Monday... questionable.

The real estate agent told me on Friday evening that the viewings would start on Monday morning.

This morning a colleague of hers called and said, "we unfortunately have to postpone the appointment because a clearance company showed up, which we didn't know about."

I think the owner has passed away and the heirs are now messing around with it.

I just received a written confirmation of the appointment for next Monday.

If it's gone, then so be it. At least I have a roof over my head...

The real estate agent just called, the people who were able to look on Monday morning before the clearance gave a purchase commitment.

That confirms my opinion: In such a situation, one must insist on a viewing during a clearance (even without accompaniment by the real estate agent): The demand surplus is simply extremely high at the moment. Anyone who adheres to externally imposed "rules" will always be too late. Unfortunately.

They were the first and last to view!

Crazy, isn't it?

The real estate agent said that the couple was only viewing for about 20 minutes when the company came and started working immediately.

All other appointments were postponed and the couple committed to the purchase directly that evening.

Yes, I already understood that. It wasn’t a criticism towards you or anything: But you can learn from it: You JUST HAVE to be the first, even if, for example, an ad appears today it means THIS EVENING. And there’s really no time to think it over for long anymore. If you have a good feeling and it fits, you have to commit extremely quickly (before the next one views it!). The market is crazy......
