How do you assess this house? How much budget will be necessary?

Calculate it for yourself, make an offer, and see what happens.
At worst, nothing more than a "No, we can't come to an agreement." can happen.

Yes, location and size-wise we would buy it immediately, BUT way too expensive!

About 2 km further, a plot just over 1000 sqm was offered for 115k a few weeks ago, unfortunately we were too late.

At that price + demolition = NO chance...

That's how it is!

Our instincts probably didn't deceive us.

On Saturday we found out that the owner did not show up for the appointment with the notary, without canceling or giving any further reasons, and our friend's acquaintances therefore did not purchase the house either..

Oh dear, hopefully the owner will then pay the notary!

Everything very curious.

On Monday we have scheduled a viewing for another property, anyone who wants can gladly provide further tips for the viewing.

Immoscout 24 Expose 108656398..

The real estate agent already said on the phone yesterday that she already has tons of inquiries and viewings.. We'll see if it actually happens!

At first glance, this really looks good to me. Whether you still like the spots, the floors/wooden ceilings, and the bathroom ceramics is up to everyone; everything certainly looks well maintained. But to me, it honestly looks like a house where you can just paint and move in. Of course, there could still be repairs lurking everywhere. It says BJ 1989 and a gas heating system that apparently has never been replaced. I would keep that on your radar. But otherwise... very appealing. However, as always, this is just my amateur opinion. I’m curious to hear what you report from the viewing.

Oh, and the garden looks like it needs some work; it seems somewhat neglected. But nothing serious, it seems.
