Smaller plot - Is something feasible from it?

I just received feedback from the real estate agent. Both a detached single-family house and a semi-detached house are supposed to be possible. A semi-detached house would only be possible if the neighbor agrees as well. However, if you choose the detached single-family house, it will be built with a boundary setback, and the neighbor can only build a semi-detached house at the left property boundary again in consultation with the other neighbor. But if can better assess this, I am happy to hear his opinion on the matter.

Do you mean because in your opinion the building window for the detached option is too small?

That is the deal-breaker! If you have a view of a property and the conditions are not 100% right, it is not the right one and you should keep looking! Although my partner and I did not take that long to find something, we still hit the jackpot (for us) despite having significant restrictions. We work in two different state capitals and because of an airport, we only had a relatively narrow strip available in which we could search without having to endure the noise of airplanes. The end result is very good connection to both cities – both public transportation and car – and currently only a few overflights per day (about 8 flight movements at more than 3 km altitude, which is barely noticeable). Now we have these views from the windows of the kitchen and living room as well as from the future terrace:

On the one hand, I agree with you that it has to fit well. Just because it’s not the dream property according to the plan doesn’t exclude that it can fit well. But without “restrictions” or compromises, finding a property here is virtually impossible.

Not everyone has a choice of dream plots or the luck to find the perfect desired land. As long as you don't tell us what you envision, what you need, how many people are supposed to live there, etc., no one can tell you if it is suitable for you. A single-family house here would only have a width of 7m - that's quite tight. But there are also good concepts for narrow houses - so why not? However, you probably have to give up on demands for a garden like a paddling pool, soccer goal, or potato bed.

You're not the first to say something like that. I read it here all the time. But to each their own. Personally, I don't see a single-family house on it. Just because something is possible doesn't mean it should be done. :-) My parents have a semi-detached house on 320 sqm (corner plot) and from lived experience I can tell you that's the perfect size. The other half of the semi has 280 sqm and that's noticeably smaller. If you care even a little about sensible house/garden positioning, then put up a semi-detached house. ...if it really has to be this plot.

We felt the same way and I can understand you very well. I just wanted to point out that you are not entirely convinced about the property internally and might be unconsciously driven by the real estate agent and the real estate and banking lobby. We first seriously considered ownership over 6 years ago, but then dismissed it again for various reasons. Until our landlord’s behavior at the beginning of 2016 inspired us to look for something of our own... The house is only now (somewhat) finished. Our compromise is the driving – about 1 hour door to door is “normal” in our region between work and home. For that, we have a large plot of land and really paid very little for it (60€/m²) Lucky is the one who has a significantly shorter commute despite good work!
