How do you assess this house? How much budget will be necessary?

No, it doesn’t upset us. All good!

We are aware that new construction will be more expensive, but then it’s new and ideally the way we imagine it.

And if it doesn’t work out, then that’s just how it is!

The wish is for a detached house, but not at any cost

I meant it the other way round too: You can also simply say YES. Even if you're not 100% sure yet. That way you gain some time to think, during which someone else might otherwise snap up the house/land from you.

Ah, very clever

I called the real estate agent immediately after she sent us the plot offer and also asked if we could reserve it so that I could get initial information regarding buildability and demolition costs etc.

She said that they only reserve if a purchase commitment is given and the purchase contract is commissioned.

We have the appointment tomorrow, I would really also like a lot of input on what to consider with a plot with a demolition property!

Can you trust that no ground works are necessary because there is already a house on it? Can I use the connections or where can I find out if that’s possible?

What about standard land values? According to BORIS, the standard land value is €145 for up to 800 sqm, €86 for 1200 sqm, and €84 for 1300 sqm. How should I determine the value of the plot? The offered plot has 1263 sqm.

As you can see, many many questions...

Groundwork must in my opinion be redone along with the appraisal, if only because your builder often will not build a house on it without such an appraisal (to my knowledge). In addition, the new house will hardly coincidentally stand exactly where the old house did with exactly the same dimensions. Connections... should be renewed anyway. It is also not guaranteed that exactly what you want is available (is gas connected and you do not want it, or is it not connected and you want it, etc.). You will get information from the utility company. The standard land value is at best a rough guide depending on the region. Usually, the market value is significantly higher if the area is popular. If not all land is building land, you can of course calculate the corresponding square meters for green land cheaper and only calculate the part that is building land as such. Have a look at what properties in the area are valued at (for how much they are being advertised). Just a quick overview and all without any guarantee.

Today the building authority is open longer, so I will go there directly after work and get information before I go there completely clueless tomorrow.

Especially which part is considered buildable and which is not. I think that will already help me regarding the approximate price determination..
