Sorry, I just couldn't write earlier, hence the empty post..

The viewing was as expected, too crowded, too little information, too many people who all have the same interest.

In the end, everyone walked away, one started saying he knew someone the sellers also know. Another immediately expressed his huge interest, etc.

I contacted the saleswoman again later to arrange another viewing, but have not received a response yet.

Sounds terrible. A horde stomping through the house, probably also trying to outdo each other - at that point I would voluntarily leave and give up. I'm not really the competitive type ^^ Was it actually like that "in the past" too, that the viewings were overcrowded?

It's always a question of what kind of person you are. We almost always only had these group viewings for apartments, but for a house it's something different... we never had much time, the appointments were tightly scheduled. I think you only get a private appointment if the realtor doesn't have a reservation yet. But it doesn't hurt to ask. What is your general opinion about the house? Could it be something? What about the train line?

It was exactly like that. Felt like everyone was waiting for someone else to give up and leave the house.

In fact, two couples looked at the house and said goodbye.

I'm not the competitive type either, but above all, I'm not the type to get involved in: "look how many interested parties I have, the one who bids the most gets the house."



The sale is private and the lady was constantly being called over by one person or another to answer questions.

In one room, a man said to his wife, I would offer her 380-390k. Another started, as mentioned, to bring up mutual acquaintances.

Another couple stood in the hallway waiting until everyone left.

It was just a mess.

The house was only completed and occupied in July 18. We like it visually and the location would be absolutely okay for us! Since it’s a new build, I would like to know what was used in the construction, etc. (construction specification, acceptance protocol, etc.)

The house is located furthest from the railway in the development area. Inside the house, you heard nothing, probably also because of the number of people.

The owner said you would only hear a slight noise, which should almost be eliminated by the noise protection wall… (I would probably say the same…)

She mentioned she is moving out today and her husband will stay for a few months until everything is done. I assume she had a lot going on today because of that, or who knows, maybe they came to an agreement with someone.

No idea. She read my messages but didn’t reply and I’m not a pushy asker so as not to give the impression that you want the house at any cost.

One should still get an impression of whether the [Flair] or the [Aura] of the house inside suits you or has a positive vibe. It is not about the competitors, but about you and the house. During a second viewing, however, all the papers should then be put on the table.

We have gotten the impression we needed for a purchase.

Everything else will become clear depending on whether the seller contacts us or not.
