All good, I didn’t take it as an accusation or anything like that either, I just wanted to express my surprise that the first ones bought it immediately

And I wanted to tell you that you should insist on the viewing because others will probably do the same and then the house is gone... and then I held back. What a pity. But it was clear that this house would be gone immediately. You don’t want to try to get it anymore, do you?

No, she also said that it is definitely sold.

But she has now offered us the neighboring plot. I have opened another thread about it and would of course provide further information.

The house is definitely bought or sold only when the contract is signed at the notary! It may not seem nice at first, but you can also agree right away and then still cancel. That does not happen rarely. We were initially outbid on our house. A week later the sellers called somewhat panicked and were very relieved that we were still standing by our offer. The first buyers had dropped out.

Sure, they can probably still cancel, but even if they do, it doesn't mean that we are next in line.

Aside from that, the house would be too expensive for us at that price because we would want to make too many changes. We would have mentioned the price during the viewing.

Now we have been offered the neighboring plot directly and have a viewing tomorrow afternoon.

For that, I opened my own thread.. Or would it be smarter to integrate it here?

I agree. It is only gone once the signature is on the notary contract. But if it doesn’t upset you enough, then you didn’t want it urgently enough to "fight" for it. You wouldn’t have gotten the price reduced anyway; at least, that would have surprised me a lot.

But remember that with new construction plus land and demolition, you will still end up paying significantly more than 390,000 plus additional purchase costs.
