I find it quite sinister when people look forward to such events with interest, especially since not all foreclosures necessarily have anything to do with over-indebtedness or a risky decision in financing and the realization of a purchase project.

Caspar2020, is that supposed to be the punishment for those who, in your opinion, should not take the risk of acquiring property???

Regardless of the fact that I cannot see any reason to expect a wave of foreclosures.

I wish this fate on no one, and with a sensible and secure financing, one can counteract this and minimize the risk, just as with an appropriate strategy and wise actions, if something like this were to happen.

The market due to refinancing problems (be it debt serviceability or negative value adjustments) is actually almost wiped out. After all, many financings are being prolonged at significantly better conditions (a problem that plagues the building societies because no one is using their home savings loans for that purpose).

Since from an economic point of view the current interest rate level is more than unhealthy; but also the flight of capital has led to a significant heating up of real estate prices in many areas, it will inevitably come to a situation in the medium term where a larger number of financings simply collapse.

It is not for nothing that "loud" legislative considerations are being made to intervene in the market to address such problematic financing.



I don’t know what you understand again. But in the insurance industry, many view this with concern.

Incidentally, many building societies are already increasing efficiencies to be prepared for the future.

Foreclosure is indeed a tricky matter, but why should one have moral concerns? If I don’t buy the house, someone else will. However, it is also difficult here to get good properties. I once acquired an apartment cheaply that way; during our house search, there was no sign of any. Often the properties are also bought by family members. Furthermore, it is advisable to make prior contact here. My experience is, if this is refused, stay away. Either it is meant to stay in the family or the owner is unpredictable. Otherwise, you do quite well if you agree with the owner, for example, to give him a small five-figure sum extra for a smooth process. If you save €100k on the house, you still make a good deal...
