Financing over 10 years with 5% special repayment

I see big differences compared to the other thread, here there is enormous equity, probably younger age (?) part-time salary, which can be topped up, and a higher repayment rate... I don't see a rosy cloud here but rather "sporty" as more fitting. However, the 5% salary increase is too generally positive for me...

According to the profile, 45 years old. Sporty is the better term, true.

@TE: Apparently you want to finance with Sparda. I have also financed there. The decision is already quite good. What requirements has Sparda already given you regarding the financing, or are you still just doing online research?

I roughly estimated the 5% from past values, it can of course be less or more. I would estimate my bonus as constant with an upward trend. It is of course not 100% certain, just like my job. But I think in a large German industrial company, you have a fairly secure job.

If it should be Sparda, you can already prepare yourself for a minimum 3% repayment obligation, including concluding an RLV to secure the house and partial assignment of the insurance sum for both borrowers. Sparda is very conservative in this regard. But in return, you get the best terms on the market from them at the moment.

Family planning already completed, you are not that old yet, especially your wife? A second child (I personally find it nicer with several children) can quickly change your plans.
