So, these are definitely increased clear ceiling heights, so the size of the staircase with landing (which was already questioned earlier) is definitely at least necessary.

The problem is, you have to detach yourself from the current floor plan and basically start fresh mentally.

And yes, I find the entrance way too hidden and would try to find a different solution.

And yes, for bicycles, a sheltered area should be considered (e-bikes, saddle, etc.)

And yes, I would determine the loosening up of a cube-shaped building rather by exterior wall materials and not by creating bays and recesses.

And yes, I would orient the kitchen with dining area rather towards the terrace and keep the living area (sofa/TV/reading) calmer or even separate.

And yes, if there is to be a parent’s area, I would never design it too convoluted, making sure that room entrances are not next to the headboard of the bed.

Otherwise... also one or two positive aspects.
- Utility room on the upper floor
- Attempt to create storage space in appropriate places (not always successful, see hallway)
- Also thought about bicycles (I don’t find it successful either, but at least it was considered)
- Also considered hobby, workshop, possibly just space for lawnmower and gardening tools
- Garage over 3 m wide
- Second parking space, which I don’t find so bad after all.

I am too lazy to read everything right now. Has anyone already pointed out that you have too many wishes for the upper floor at 80 sqm? Just add up how many sqm each room needs. That exceeds the 80 sqm by quite a few sqm.

That's what I always say too: the finish comes with the makeup. As said, best also the technical room here. To emphasize this once again very clearly: what I am saying here is in no way meant in the sense of "if you change this detail, one of the two proposals is already usable." It has to be new, in the sense of "back to the beginning," nothing can be saved in post-production. That is why I did not go into detail here about where in these two building proposals the ridiculously expensive static details are hidden. And what I already said about the planning sloppiness ... ... applies analogously to the staircase / story height: if you leave the plan-reading construction workers free choice of interpretation, they will use it. In the front Hans and in the back Jürgen each in their own way, and at the hyphen Hans-Jürgen then no longer fits together with a handbreadth height difference. The plasterer can't conceal that. There are cases where even Mary has to help Protestants.

Well, then you still have something to deal with. Simply try walking a few stairs and see what your minimum measurements are. Also ask for the dimensions in the plan (including rise height and tread depth) and consider the story height at the same time.

Good evening dear Hausbau Forum members, after we shared our wishes again with the architect, we received a complete new design. We like it very much :) We moved the garden to the south and swapped the living room with the kitchen and much more. Do you see any potential for improvement?
