And what will you do with it now: embark on the path of significant improvements with a new concept, or just hope that a good fairy untangles the layout of the previous floor plan proposal?

We will have to think about that. So far, unfortunately, no good fairy has come by. Nor have there been any ideas for a redesign (which I do not expect here in the forum) that take up our wishes. The floor plan definitely also has its advantages and justification for our needs. We will probably discuss the disadvantages with the planner and see if one or the other point can still be improved. Suggestions in terms of improvements but also redesigns are therefore still welcome.

So far you have mainly avoided my question of whether and if so which draft catalog of the provider is the basis, and where the degrees of freedom for change requests by the builders lie. We also do not know whether you have even already tried, for example, noticeably non-square house floor plans. Would the development plan for example allow for more knee wall? Look around here in the forum to see what this usually brings: with each new variation the number of corners in the floor plan layout increases by at least one. My most important suggestion was precisely the one to undertake a new concept instead of making improvements.

So we have complete freedom regarding both exterior and interior dimensions. The development plan specifies a single-story construction. The knee wall / knee height inside will be about 1m. It can probably be higher, but of course, that costs more. We went through several example floor plans with the planner, but each one was unacceptable to us (mostly due to the position of the staircase near the front door). As a result, our floor plan was created quite independently of the examples, so I can’t tell you what it is based on, because it came up during the discussion. We actually like it, except for the limitation concerning Children's Room II and the utility room. The rest suits us. The storage space missing downstairs is located upstairs in the dressing room, whose "tubularity" does not bother us. Closed cabinets will be placed there since my husband is chaotic when it comes to clothes, and I don’t want to see that all the time. Therefore, the dressing room should remain and still be fitted with closed cabinets that will also store shoes and winter/summer jackets, etc.

What does "quadratferne Grundflächen" mean?

Um, but you actually have exactly those here too?

Ten by ten is square, your nine and a half by ten and a half are close to square. Nine by eleven or eight and a quarter by twelve would mean "quantitatively" similar floor areas but could prove to be more practical alternatives. The more square the house floor plan is, the more painfully the difficulty of fitting a collection of non-square room floor areas becomes apparent in the layout. This is somewhat relativized if money is no object and the dimensions can be larger overall. In your (let’s say "middleweight") house size class, proven construction proposals are usually more "successful" than attempts at individual planning, unless specific features (such as a hillside location, third child or second home office, etc.) come into play. In addition, this concerns a "one and a half story" house: these are almost exactly as "small" on one hundred square meters of floor area as "urban villas" with ninety.
