A more efficient room layout in the bungalow will probably cost just as much as this floor plan. Besides, you have a lot more roof surface for photovoltaics and rainwater cistern (if desired). What I am building is irrelevant

See post 5, it was already said that more space will be planned there. The island can also be moved further to the left without any problems.

The former is even dimensioned separately.

Regarding the latter, the window could be moved further downwards on the plan, then there would be enough space for the TV on the wall.

Around the dining area or at least on one side, I would plan sliding doors, otherwise it would be too tight for me.

Would throw the floor plan in the trash and not fiddle with it any further. The staircase not only destroys the upper floor, but with a 24 cm tread and 19 cm riser is also a nuisance itself.

100% agreement! And then I have to ...not go into more detail either. : Create a wish list (which rooms, room sizes, etc. do we want,...what do we not want....) and have the house designed (by a capable planner). I would have liked to see this list, this specification. But there was (hopefully) no signature yet, right?
