On the ground floor, I already see a small placement problem because of the closed kitchen, since you probably don't want an island there but rather a dining area with 4 seats. Then consider that you have to bring the "fine food" for guests, like back in the days when it caused light beads of sweat on our grandmothers' foreheads, over a long distance with a tray or something similar. Luckily, nowadays you no longer constantly have to talk about stinky food, but can enjoy the aromatic scents of a full variety of spices in the background; therefore, you do not want to make too much work for the kitchen user and want to allow short distances and social contacts. But well, everyone has to decide for themselves. At least a direct door opening from the kitchen to the living space would make sense.
Yes, that is exactly our problem as well. We are not really happy with this solution and are now trying to find something where we can maybe open up the kitchen after all. However, there should also be the option to close the kitchen with a sliding door if needed. We have already thought about quite a few options. Also, to put the kitchen where the guest room is now. But actually, we should have the kitchen facing east so that it is nice and bright in the mornings, etc. It’s really not easy.
Otherwise, I find the exterior dimensions of this house not successful for this standard floor plan. Here, a bit more depth and less length would be more appropriate. Then you could have what is necessary there and subtract where there is too much (for example, the living/dining area is too long, but in width, 50 or 60 cm are missing). You could give the children's rooms the bay window; the children's rooms would also be more appealing in layout but better lit, since the rooms would not extend so far into the interior of the house.
Exactly, the general dimensions really aren’t optimal. That’s why we are looking into how much this can be changed. And then just like you say, not so wide, but instead somewhat deeper.
The bedrooms/closet and kitchen/access are truly not ideal now and won’t get better with a simple rearrangement of walls without having to accept other compromises.
Even moving a wall in the rather large guest room only promises to reduce one partition wall there. And yes: the bay window… it is always the bay window, which is usually chosen too small to have any added value other than just creating annoying corners.
Instead, you are stuck with a room upstairs that was not really necessary and was planned only because it was “too good to lose.” What added value do you expect from this room?
Exactly, it’s not ideal. But surely there is a solution for everything... ;-) As for the bay window, we really like it and it also does something for the outside appearance. Upstairs is our office, so you can have a nice, bright room for working from home. So we do need it. ;-)
Are the exterior dimensions given by the general contractor like that?
In this floor plan, yes, but certainly still changeable.
Some more objections:
The kitchen belongs to the outside terrace (just like it belongs to the dining table),
sunlight through wider windows with a sill reaches more room than sunlight through narrow windows without a sill.
The wardrobe is missing or too small. I also don’t see a sufficient closet for 4 people.
Just so you know: swapping the WC and utility room here would already bring a large gain in usable space.
The hallway lacks daylight.
The step dimension of 23 cm is too narrow and could be difficult to walk on. Here you can again see (also with the unusual winding) the missing width of the house.
By the way, it is nice if you check your own question post a bit and also respond to questions from willing users who want to help you.
Thanks for the additional objections. In what way do you mean that the kitchen belongs to the terrace? Do you mean that the kitchen should adjoin the terrace?
We will still change the wardrobe; it is too small for us as well. For the hallway, we are planning an additional window next to the front door to let in light.
Regarding the staircase, I actually can’t say much. But we have also already thought about possibly replacing it with a U-shaped one or something similar. We’ll see...
