Yes, that is exactly our problem as well. We are not really happy with this solution and are now trying to find something where we can maybe open up the kitchen after all. However, there should also be the option to close the kitchen with a sliding door if needed. We have already thought about quite a few options. Also, to put the kitchen where the guest room is now. But actually, we should have the kitchen facing east so that it is nice and bright in the mornings, etc. It’s really not easy.


Exactly, the general dimensions really aren’t optimal. That’s why we are looking into how much this can be changed. And then just like you say, not so wide, but instead somewhat deeper.


Exactly, it’s not ideal. But surely there is a solution for everything... ;-) As for the bay window, we really like it and it also does something for the outside appearance. Upstairs is our office, so you can have a nice, bright room for working from home. So we do need it. ;-)


In this floor plan, yes, but certainly still changeable.


Thanks for the additional objections. In what way do you mean that the kitchen belongs to the terrace? Do you mean that the kitchen should adjoin the terrace?
We will still change the wardrobe; it is too small for us as well. For the hallway, we are planning an additional window next to the front door to let in light.
Regarding the staircase, I actually can’t say much. But we have also already thought about possibly replacing it with a U-shaped one or something similar. We’ll see...

Well, that 190 sqm contain about 40% fat... I see this condition "as far as possible" here as exaggerated / not fulfilled. At least the building height would still apply, I also see a boundary line, so presumably you just have more but haven’t read it out. That’s right. It seems to me that neither the client nor the planner have a sense for dimensions here.

So you mean that we do have 190 sqm but because of a not so great layout we can't fully utilize it?

We would just have to have the staircase checked, also with the staircase. And it is only a consideration at the moment.

Regarding the development plan: I did write the max. building height and it is also in the picture I posted. Max. 9m.

No, the floor plan is actually quite normal in terms of layout, so much so that I initially overlooked the steep staircase because I assumed a functional catalog design. I didn’t count the square meters – but if the total area is that large, then it exceeds the discernible needs here so considerably that a lot can still be left out. Overall, I have some reason to believe that you and the planner lack an understanding of dimensions. Then a total area easily swells as much as public construction costs do otherwise ;-)

There is only sun in the morning in winter ;) If you value the sun in the east, why not also create a breakfast terrace there for the weekend and accordingly open the house in that direction? But you would have to get up early :) The best place for HO? Sorry, it’s nice but from 2 p.m. the expensive blinds will also have to be lowered. I don’t know what must inspire you so much towards the west that you can keep looking at the PC ;) Exactly :) I also find that even 160 sqm houses appear bigger than this floor plan. However, the 190 sqm are not real living space. Maybe I’ll find alternatives this evening. Are you aiming more for 150/160 sqm? Personally, I would focus more on the south and not just place the house bluntly and straight on the plot as if there were nothing besides the large garden area “in the back”. Are the dimensions for the carport correct? And then also consider whether to separate the living room with a sliding door and assign the entire dining area to the kitchen. p.s. I consider the budget too low.

You do not place the house on the building line without reason.

Exploiting the height helps to use a larger knee wall or to build a genuine two-story house. Hence the question about roof pitch and knee wall.

The house could also be planned significantly more efficiently in terms of floor space if the height is better utilized.
