Oh, my fiancée is just pointing out that it would be nice if the guest/sewing room had at least 12 sqm and the children's room at least 14 sqm. The terrace wouldn't have any sun in the evening hours... I think it should also be oriented to the southwest (preferably corner-wise).

Well, terrace orientations and going around corners, that’s fine-tuning.

Besides, the terrace also gets west sun .. location rotated:


Why should the southwest be the best view direction for the property anyway? I would have said northwest. The property completely corresponds to the white-bordered part - right?

Regarding the other points:


In the living room area there are exactly 2 doors (just like in the other plan). The pure living room area could even be separated and made into a quiet zone.

In the same way, the entrance area could be designed as a windbreak.

Why is the children's room only 14 sqm? Now it’s 15.5 sqm .. ok, the guest room is just under 10 sqm. You’d just have to furnish it with the appropriate furniture.

Your wishes and those of your wife will gladly be taken into account. But some things simply cannot be implemented together with other things.
You cannot reduce the floor area in favor of gaining one meter of depth in the garden and at the same time demand minimum dimensions. This means:
It is not possible to turn three corners into a square, just as 2+2 does not equal 5.
If a workable design comes out, you cannot tweak it by one or two square meters. Much depends on the conditions such as orientation and property boundaries, as well as distances. Sometimes the result turns out differently than the dreamed-of house.
Kerstin and I have a lot of empathy for different lifestyles from experience – an unmentioned wish of, for example, 2 sqm results in a completely different outcome.

So, I tried again to keep the hallway short. With a quiet zone for the child and a quiet zone for the bedroom. Hallway width 1.20 (RBM), if necessary, a door can still be placed in front of the corridor, where the built-in wardrobe is indicated.
The utility room has space for technology, but also a wall for a storage cabinet and shelves. The same applies to the wardrobe (2.5 meters wide), 3 x Pax fit in the dressing room, as well as in the guest room and bedroom. Even in the living room, a wardrobe block would fit. Guest/sewing room over 12 sqm, child over 16 sqm. Wardrobe walls all plus 10/20 cm RBM in the drawing.
Windows almost all 2 meters, the smaller ones 1.20 or 88-sized terrace doors.
The indicated living areas show the net area, which means that 1.5 cm of plaster has already been deducted from each wall.
House width 16.64 m, length 10.60 + 3 m bay window.
Furniture: bed 1.96; counter 2.0 x 0.9, table 1 x 2, sofa 3.3...
Distance from building corner left straight up to the boundary: 16.70 m
Built-up area without garage: 185 sqm. Garage 3 x 8, carport 3 x 6.
Living area approx. 151 sqm.
You could put a door into the utility room, but I would not recommend it, as the space for placement is reduced and: who wants to struggle through the laundry to get into the house?
You can plan the terrace wherever you want, whether around the corner or at the north tip...
The house can be expanded if necessary, either at the top, right or bottom of the plan.
However, one can consider investing the saved costs in an open gable + triangular window

P.S. 2 sqm for the child are critical, I know

I find it funny ... I now also have a shape with a few more corners. Unfortunately, my roof is not displayed correctly. Therefore, no views from all sides.

My version has also shifted further to the left. The goal was to bring the guest bathroom closer to the children's/guest room. I don't really like it when you have to go from the children's room all the way to the front door if you want to use the bathroom in the morning.

The hallway is 24.6 sqm, only about 1 sqm smaller than the hallway and storeroom in the last Summer 2017 version. However, in the last Summer 2017 version, these elements were only 125 cm wide and were difficult to use except for walking through. In any case, the hallway length has been reduced from about 730 to 490 cm.

Garage, a bit narrower, again at the bottom of the plan. The line creates a niche in front of the utility room. Bicycles/trash bins could stand there, for example. Possibly to be closed off with a grated door someday.

I have entered the distances towards the top of the plan accordingly.

The requirement is "increased sound insulation". A long corridor can be a solution, but it is certainly not the only one. So
- Interior walls made of sand-lime brick with plaster (not just thin plaster, proper, conventional interior plaster)
- Insulated/decoupled sanitary installations,
- Sound-ex interior doors with drop seals,
- Floor coverings that are "quiet" (cork, textile/rugs/carpets),

The only problem now is to find a suitable planner and suitable companies (general contractor?) who understand and want to tackle the whole thing with you. It is no longer run-of-the-mill ...

Again: choose the right building partner (architect, general contractor, ...) and explicitly agree in writing on "increased sound insulation". That should not only be written down, but the partner should also be able and willing.
