By the way, our bathroom and bedroom in the attic also only have 2.30 or 2.35. But in return, the large hallway upstairs goes all the way up into the roof. When selling our “place,” I worry the least about the low ceiling height. If you like the house and the room layout fits, then you accept such a drawback in the bedroom or other rooms. There are worse things than not being able to place a Pax, and the house itself comes with important nice details. Here the large ground floor would shine. However, the 2.50 height could indeed feel a bit cramped for the room size. But you just choose a more muted wall color, and with a wide white baseboard under the ceiling and nice lighting, that’s balanced out again :)

I would consider something like this: a pantry with a hidden door behind the kitchen. You have such zoning, can create rooms, and still have a good flow.

Neighbors have it almost like me downstairs. Don’t want to post the plan online now. But living room and dining area are the same. Kitchen right at the west window. They are building with a half basement, so no problem. Same with tky in the upper floor, just my bedroom is shared by 2 kids there. And attic also the same just directly finished. They have 4 kids.. plus garage and 3x3 tool room at the house..

I also don’t like the left and right distribution unfortunately

But that's exactly what you criticize (was that you?), that you can see through to the couch?! I have to say again , without any particular quote: it seems as if you take the expansion of the DB as a miracle weapon or means to an end to not plan anything well, because you still have the DB and it’s supposed to fix all shortcomings later. I see the DB more as a curse. Upstairs there will be about 20 sqm available, which should ideally be used for what it's meant for: namely for seasonal clothing, suitcases, sports equipment, guest blankets, leftover paint, hobby storage, and tools. Because you need storage space – whether without children, with 2 or 3. Maybe you will reconsider the use tonight over some wine?! :)
