What immediately strikes me:
- The staircase on the ground floor and the staircase on the upper floor do not match. This alone invalidates the entire floor plan.
- The living, dining, and kitchen area seems way too cramped. The dining table is basically in the kitchen. The kitchen also appears very small, but without dimensions, this cannot really be assessed.
- Rooms 2 and 3 seem very narrow to me. How wide are they?
- The washing machine in the upstairs bathroom can only be operated if no one is currently sleeping in room 2.

Good morning,

attached are the pictures with the dimensions, hope I didn’t forget any important ones. The site plan is also included.







We might possibly have some leeway with the exterior dimensions, but whether and how much depends on the costs. My hope was to make the house a bit (just under half a meter?) wider. More than 140 sqm according to the living space ordinance will probably not be possible, I guess.

In the upper floor, there should hopefully be a dormer, if affordable. In the first draft, there was also a gable stretched all the way on the south side. You can still faintly see it in the background of the floor plan images. Complete pictures of the first draft are in post 12. But I think the gable makes the room layout on the ground floor rather inflexible, because then you can’t rearrange furniture so easily, which we probably will do a lot depending on how the space is used.

In the second architect’s draft, the office made the house a bit wider and shorter to vary the dimensions with roughly the same area (post 41 in this thread).

Is the dining table half in the kitchen really that bad? My thought was that it should also be able to be used like a kitchen table. If you want it further away from the kitchen, you can always move it further over or put it in the glass corner for a nice meal.

I am very grateful for further tips.

You might be right there. 3.08 for the cupboard could be tight. Subtract plaster and skirting boards, then a standard cupboard won’t fit into the niche anymore. Even 3.45 in the kitchen is tight. 90 cm table width, 65 cm kitchen depth... no one can walk past the table if someone is sitting on the chairs. I also don’t like the washing machine space in the bathroom, but that can be rearranged.

-> The house could well be a few centimeters longer (widening the kitchen and bedroom). That way, the partition wall between living room/room could be moved so the guest WC can be enlarged. That would be the tip... or back to square one and a completely new floor plan.

Thank you. With the shower enclosure reduction, we were inspired by the bathroom here that fits a shower into 2.1 sqm, but in such a way that its wall is not constantly in the way:

We have reported everything else back to the architects. Sigh, I have the feeling it gets harder the more you think about it, not better. Did you feel the same during the planning phase?

So I wouldn’t put up with that in a new building. The option has, imo, more of the feel of a camper toilet.

Hehe, you're not entirely wrong there. We do want to aim for a bit more generous than 2sqm for the shower bathroom! Let's see what the architects come up with next.
