Last night I came up with an alternative idea for the floor plan of our planned single-family house of about 140 m2, which I would like to put up for discussion here. You can find the current status of our main design with a central U-staircase in post #78.
There are two reasons for the alternative idea: first, the wish to try out whether our desire to extend the normal staircase all the way up to the attic might still be feasible without affecting so many rooms; and second, a tip we received yesterday to reconsider whether we could design the house in such a way that, when the kids are out of the house later, the upper floor could be rented out or the ground floor used as a separate living unit for elderly parents.
Therefore, I have now tried to tentatively place the staircase and the entrance in the east gable; you can find the sketch below.
I particularly like the less cramped living room here, the larger room 1, and the bigger wardrobe space in the upstairs rooms. Also, in the attic this arrangement would, in my view, have the advantage that the storage area could be designed to the left and right of the staircase, making it easier to create a nicely-sized, separate large room in the attic.
My doubts currently focus on the following:
First, the utility room, which now appears as an angled corridor; but I could imagine that one could live with that. As I have envisaged it now, the part accessible from the stairwell would be for building services, and the other part, accessible from the interior hallway, for laundry; in case of later separation of the levels, these parts could also be separated. Do you think this could work, or do you have a better idea?
Second, the windows, because in the upstairs floor these would either have to be moved about 25 cm further outward and thus come very close to the roof (see last picture) or they would have to be narrower. Do you think any of these options could work?
If there are other aspects where this variant would fail in your view, I would of course like to hear about those as well, as well as any suggestions on how it could possibly work better.
Perhaps a small explanation about the staircase: At the moment, I have designed it so that underneath there is a storage/pantry accessible from the kitchen/living room. Alternatively, the staircase could also remain entirely within the stairwell and the space under the then open staircase used there.
Best regards,
