Thank you. We currently prefer the West kitchen variant as well, so thanks again for the tip. However, I don't think it works with a central staircase because then the separate access to Room 1 in the east becomes difficult... but we're still thinking hard about that!

Of course, a different floor plan results with a 2/4 spiral staircase on the ground floor. Naively thought: Can't you slightly reduce the bedroom on the upper floor (as seen in the floor plan on the third page) so that only there a 2/4 staircase leads to the attic? So that on the plan, the staircase starting point begins under the staircase exit and leads into the attic? Unfortunately, I don't have the time now to redraw it to understand it...

1.) With the new version, it might be an idea to leave out the kitchen door and instead make a U-shaped kitchen. That way, you have more storage space in the kitchen. Then you can place a large wardrobe or something similar in the hallway so that jackets, shoes, etc., have a place there. Personally, I always find it awkward when you enter a house and see a wild, colorful pile of jackets and shoes: the hallway is the first impression of the house.

2.) Move the utility room door wall further to the right so that the utility room has a bit more space. So the utility room door should be directly next to the bathroom door.

3.) I would also make the shower bathroom square because, on the one hand, the masonry is (somewhat) cheaper that way, and on the other hand, it is otherwise very tight there. Rather take the bathroom from the old floor plan. But the shower must be on the right wall; otherwise, the shower is in front of the window: that would be pointless and also very demanding to clean.

4.) Storage room under the stairs.

5.) Room 1: is supposed to be a children’s room at first and probably a bedroom later. A wardrobe will fit in well later, even 3 meters wide, but a double bed only so that one parent always has to climb over the other, since room 1 is only about 3x4m. Unless you are fine with sharing a wardrobe that is 2 meters wide.

6.) What is supposed to go where the bear skin is now? If you have "so little" space in the house, then make sure you use the available area as best as possible.

Thank you very much for the additional tips. We are currently processing them and moving walls back and forth; more on that soon.

However, there is already news again, because in the meantime the architecture firm has sent us a new draft, after we initially only gave the specifications "room program + better SpiBo staircase + less narrow living area" to see what would come out without creativity-restricting detailed specifications.

My first impression brings mixed feelings, but more on that later. In any case, I am curious to hear what you think about the result:

You are building without a basement, right? Then the utility room is sized way too small.

The hallway is really small. Our hallway is about 7.5 sqm and that was too small for you. The current hallway is even smaller and above all too narrow. Getting three children dressed there is only possible with a lot of stress.

Would it be an option to already convert the attic now and put your bedroom there?

Well, I’m increasingly thinking that this open floor plan isn’t for us. So back to the original idea. At this late hour, I’m going to draw a line under my sliding door experiments. What do you think?





Regarding the attic, my first attempt at a modification with Yvonne’s idea, starting from the quarter-turned staircase on the ground floor, continuing with a U-shaped staircase into the attic. Whether it works vertically, I can’t see with my program. Do you think it could work like this, or is it impossible or inadvisable for some reason?

Also, a work corner in the bedroom, which I need until the attic is functional.

On the ground floor, I have implemented some of your suggestions—is the hallway to the utility room/bathroom/room 1 not too narrow now?

I would prefer to keep the kitchen door for now, to get rid of shopping bags. I hope we can still get enough workspace and storage in the kitchen; does anyone have concerns about that? Since we don’t have our own kitchen yet, we can customize everything anew.

I’m not sure yet whether the space under the stairs will be assigned to the utility room, the cloakroom, or a separate storage room, but I’m now confident that we can come up with a good solution for one or the other option. After all, even without a stair cloakroom, a shallow 2m-Pax, a bench with shoe storage, and a number of shallow wall-mounted shoe cabinets fit there. Still, at the moment I favor the stair cloakroom and moving the washing machine into the bathroom...

The cowhide corner is intended to be a play and lounge area beyond the sofas. With pillows, space in the room divider shelf for board games, Duplos/Kaplas/books. If needed, the large coffee table can be moved there as a children’s dining or craft table.

OK, if there are any further suggestions we should consider or pass on to our architect, I’d be happy to hear them, otherwise I will probably ask for a new draft tomorrow that should go in the direction of what is currently being considered here.
