@ Kisska - If you still get around to taking photos, it would be great to also see the exterior view from the side with the staircase

@ ypg - Good point, I will follow up on that.

Otherwise, there is a small update again. We have further refined both staircase variants and now want to discuss the options again with the architect on Monday. Therefore, I would be interested in which of the current variants you prefer and where you still see problems so that we can take that into account in the discussion:

Thank you very much and have a nice Saturday!

Best regards,

Yes, I will do that tomorrow. Then it's lunchtime again at Grandma and Grandpa’s.
@Grundrisse: So directly next to each other, I prefer the floor plan with the staircase in the middle. And although I find the stairwell a bit too dark, I would rather choose this option for the following reasons.
1. The utility room is bigger and the shower bathroom is smaller. I think that’s very good because the storage space in the utility room is much more important and the shower bathroom is well planned and completely sufficient.
2. I find the hallway much more inviting in this version. There is plenty of space for a wardrobe and cabinets and still enough room to receive and say goodbye to guests. In the east gable version, it feels too “narrow.”
3. I find the living/dining area identical. However, in your place, I would actually consider a bay window where you can push the dining table in. Then it’s not right in the middle of the room and is a nice eye-catcher. It should then be about 3m wide and also about 1m deep so that you don’t have to push the table out again every time you eat. I would have that cost calculated in your place.
4. Upstairs, I find the bedrooms comparable, but the bathroom with the staircase in the middle is much better. It’s nicer to plan and design. The bathroom in the east gable version feels too “narrow” to me.

I hope I could help.

Best regards

I completely agree with Kisska. In the former, the corridor width (entrance) is quite decisive, not to take it. Also, if anything, I would reduce the size of the one room upstairs so that you don’t constantly run into a wall when reaching the upper floor.

Kisska’s tip about the bay window is also okay.

Thank you very much for your feedback, Kisska and Yvonne! You are, of course, right; in the gable staircase variant in the attic, running into the wall is simply not acceptable!

We thought and experimented a lot more yesterday and today, including the gable, but for various reasons we didn't quite like it in any of the versions.

Nevertheless, we have slightly further revised both variants now. In the gable staircase variant, the hallway downstairs is now wider and the attic hallway is mirrored; the latter now provides the bathroom with an extra shower niche and makes it less corridor-like. In the central staircase variant, we only slightly enlarged the kitchen and windows.

Tomorrow (Monday), we will be giving feedback to the architects. If anyone still has time and inclination to comment on the latest variants with regard to our following assessment, we would be very happy. Thank you very much!

Gable Staircase Variant:

+ Entrance now better
+ Living area and room 1 better laid out
+ All living spaces in the attic better laid out
+ Both bathrooms offer more storage space and/or space for washing machine and dryer
+ Attic better usable since the area is not cut up by the central staircase; you would only need to install a drywall shortly after the stairs to separate the storage gallery and "living space."
+ Secondary apartment theoretically separable
- Narrower bathroom in the attic (but better now?)
- Narrower hallway in the immediate entrance area (ditto)
- Smaller utility room (but compensated by more space in bathrooms and attic?)
- Smaller kitchen (mainly at the expense of circulation area)
Exterior views?

Central Staircase Variant:

+ Larger utility room
+ More spacious hallway in the door area
+ Larger kitchen
+ Exterior view probably works in any case
- Staircase cuts corners into every living space (I am actually tolerant of corners, but keep stumbling over them)
- Attic disadvantageously cut up by the staircase, so that when dividing into storage and living areas, only little remains for the latter, and that also without a garden view (see third picture below)

Whether one or the other...
An entrance width of 1.47 is okay... we had 1.45 in the terraced house (I think, if I remember correctly) Therefore now 2 meters. But it works. Do you still have a stroller to push back and forth? Then it would be a hassle
Washing machine and dryer: I would not locate them in the guest WC. Although I have seen this once and found it good, I think the toilet bowl would be somewhat disturbed when filling here. Alternative: upstairs in the bathroom. There is enough space there (under the slope)
Then one could probably also slightly correct the room dimensions of the guest WC to the advantage of the entrance area??
However, I noticed that in both variants the toilet is misplaced under the slope. It must be at 2 meters room height. But there would be options in both alternatives. Please pay attention to this!
In variant 1, one could move the entrance to the kitchen to the middle of the stairs (or?). There is a cloakroom space available. Then plan a pantry under the stairs - possibly practical and necessary for 5 people (kitchen furniture would be smaller here)
I would not plan the bathtub opposite the door - it is somewhat uncomfortable - but it should also be changeable (in variant 1 bathtub at the level of the shower, with the toilet in between - instead of the original toilet place, install washing machine and dryer under the slope and doors in front like a chest of drawers.. above would then be storage space)

These would be my tips,
by the way, I always find that even with many detours a straightforward floor plan is still the best

Regards Yvonne

Thank you very much for the additional tips, Yvonne, I will include them all.

Does that mean you now prefer the gable staircase variant or do you find both straightforward?

Best regards and good night,
