Draw in a staircase as it should be, with the correct width. You'll end up at the front door? How deep is the guest WC? Toilet and shower + sink in 3sqm? A shower is 0.9 x 0.9 meters. How much space is left for the toilet then?

We also needed three children's rooms and our consideration was whether to add another room on the ground floor and make the kitchen / living-dining area smaller or to make the upper floor a bit more "minimalized." How big do children's rooms have to be? When the children are smaller, they play downstairs with the parents anyway, when they are bigger, they are usually outside and when they are teenagers, a bed for chilling is basically enough. So we kept it a bit smaller upstairs and instead got a nice spacious area on the ground floor:





We have a knee wall height of 1.80 m (construction measure!). Our exterior dimensions are 8.84 * 10.64.

The rooms are sufficient but certainly not ballrooms. We could have made an additional room on the ground floor where the kitchen is now. But then the area would have become too small and everything very cramped. For occasional guests, it wouldn’t have been worth it for me.

Our house price was actually just under €200,000, but we already signed in 2012. In 2013 it certainly would have become more expensive and since 2014 prices have increased again, so the prices from Bauexperte here fit well.

@ Jaydee - nice floor plan! We also considered the idea of a higher knee wall and will definitely inquire this afternoon about how high it can be and what costs it will involve. My concern is that with a very high knee wall *and* an expandable attic, we might not make it either financially or in terms of the allowed dimensions, and then we will probably have to decide between a similar floor plan like yours with even smaller rooms or an extra room downstairs.

How do you handle it when you have guests? And, since the importance of a well-functioning hallway, especially in larger families, has been mentioned several times, how do you manage with yours, which is relatively small in terms of square meters? And do you plan to finish the attic later or is your roof so flat because of the high knee wall that it wouldn’t make sense anymore?

@ Wastl - You’re right, the stairs didn’t work like that yet. We have improved them. Regarding the shower bathroom downstairs, I have seen several of that size and layout at least on paper and one in a show house, where I thought it was okay – at least if the shower is walk-in. Has anyone had concrete bad experiences with such a small shower bathroom downstairs?

Many questions ...


Well, we have 3 part-time children here. So two kids' rooms are only partially occupied. We get visits from my parents or my sister when the children are not there or at least one room is free. Otherwise, you can also squeeze together sometimes. Then three children just sleep in one room for a while. You do that on vacation anyway.


That will work - for us. We only have one permanent resident with us, so most of the time we are three. The other "children" are already grown (12, 14, and 17), so they are quite well-behaved (and no longer have a thousand pairs of shoes, rubber boots, jackets, hats, etc.).



No, we are not converting anything anymore. We have an attic height of 1.20 m.

Our situation is only partially comparable to yours. Yvonne (ypg) had also only mentioned that we have three kids' rooms upstairs and that this is quite possible.

Alright, that makes sense. With our currently 8-, 7-, and 2-year-old permanent mess makers and my forest kindergarten man, we’ll probably need a bigger hallway for now.

OK - I’ll get back to you once our ideas have progressed further after today’s conversation.

Hello dear all,

there is news .

After we had our conversation with the architect last Tuesday, we finally received the first draft today. I have attached it here and would really appreciate your opinions on it, so we can give well-founded feedback as quickly as possible.

Our decision ultimately fell on the option of three rooms plus bathroom upstairs and a fourth room downstairs, plus preparation of the attic expansion for possible later use as a 6th room for work/guests. Until then, a work corner should be in the bedroom (we have had good experiences with that) and one child on the ground floor.

I have already noticed a few things about the draft presented now that we would actually like to have a bit different and have partly already discussed with the architect, but apparently not all of them made it onto the paper...

I am interested both in your feedback on the draft itself and on our requested changes, also about whether and where you see any bigger money pits that we might be able to save a lot on with a small change.

Our change requests so far:

1) In the ground floor, there should actually not be a 3rd gable but only one in the attic (basically as a dormer), like for example with Town & Country Flair 134 or Mare Lotse 121. I find the gable on the ground floor nice, but I think it will be significantly more expensive compared to just a gable on the attic? Otherwise: If the roof dormer is also too expensive for us, we would remove it and hope the layout works well without it – does anyone have any concerns about that?

2) The door to the living room should actually be a bit further east and/or narrower so that we have a coat area in the southeast corner of the hallway – we then probably have to do without the double door because otherwise it spoils the symmetry with the garden door, or do you see this (especially if the gable goes away) as unproblematic, or how could it work best?

3) The southwest corner of the living room should actually look more like a glass corner. After the conversation, we imagined that two doors/floor-to-ceiling windows come around the corner there, with only a little wall in between, similar to what you can see for example at the Alto SD 200 or Calvus SD 200 from Heinz von Heiden. For that, the west window could simply be shifted to the right and the two corners become floor-to-ceiling or doors, right? Or does anyone have a better or more cost-effective idea?

4) The terrace we would then maybe also place rather around the southwest corner... but that is probably irrelevant for the layout for now, right?

5) Room 1 should also get a garden door (instead of a window).

6) The attic windows are missing, and I also think we would need a cross-section and/or floor plan here to better understand the attic dimensions, right?

7) In the ground floor WC, there should be a walk-in shower in the northeast corner – that might already be drawn in and I am just not "reading" it correctly...

8) One more question regarding the stairs – we first wished them as drawn as closed stairs to gain storage space etc. in the utility room. Alternatively, an open staircase with coat or storage space underneath would be an option. Are there opinions on what would be more practical/nicer/cheaper?
