Hello everyone,
We want to build a house on a 600 m2 plot with a western approach (a dead-end).
Unfortunately, the garage can only be on the west side. (in the picture).
I should soon speak with the architect about the preliminary design.
According to the regulations in my country, the original project can no longer be changed later.
According to the development plan, we have to build a closed garage (2 parking spaces per apartment, 50% of which must be in a closed garage).
This increases the cost of our construction and therefore we have to reduce the "ideal" size of 150 sqm by at least about 10-15 sqm and, of course, without a basement.
I have read many forums and found that the most important thing is that my living and dining rooms are not narrower than 4 meters (at least 35 sqm).
We will spend 90% of the time there and in the kitchen.
We want an open kitchen facing east with as much light as possible (preferably in two rows).
We want the utility room to be at least 10 m2, the stairs to be as comfortable as possible and not take up too much space.
Also, a guest toilet without a shower, in front of which would be a closet (for Ikea Pax depth 70 cm).
Upstairs they would like light in the hallway, 2 children's rooms of about 13-14 sqm facing south, a bedroom to the northeast, where we have to place my wife’s Ikea Pax wardrobe 200x70cmx240cm.
My wardrobe should also be in the bedroom, but it can be smaller than my wife's.
I would like to build 2 full floors and rectangular, with a gable roof, similar to Jaydee's floor plan in the attachment (of similar width and length), but her floor plan is not 2 full floors.
My wife would like 2 bathrooms, or a guest toilet with shower; I assure her that one bathroom with 2 sinks is enough.
