Floor plan changes for end-terrace house from the developer

The last kitchen adjustment by . I think this is a good solution, the kitchen window at the top of the plan then also comes into full effect. The cooktop then on the left side of the plan next to the tall cabinets ... you could even choose an exhaust hood with venting. I would place the sink opposite on the right wall. This way it is not as visible from the sofa and the area in front of the window serves as a nice chopping surface between the cooktop and the sink.

I might possibly use a room divider to reduce the distance to the TV.

We are actually still in communication with the developer.
Besides, we have had two kitchen planning appointments so far (at the kitchen studio) and had a proposal roughly based on this one:

We liked the second proposal, which was planned in more detail, much better, and even after sleeping on it a few times, we currently prefer the dining table closer to the kitchen instead of swapping living + dining (which was the basic idea behind how the first one came about).

The kitchen planner and my husband think that a door opening into the kitchen makes more sense, even though the dishwasher is there. That is roughly the current plan status.

Apart from that, we have received approval from the developer for an extra window on the ground floor on the long wall, with a fixed lower part and an openable upper part. My husband says he thinks it’s better regarding dirt anyway, I’m a bit sad about the shortcut to the garage. But the main thing is that more light is good. I asked again why this is so (but the email was only sent out today, so no answer yet). My husband is generally happy with this, and in my opinion the dining table works better there again with more light.

We haven’t asked anything about the stairs. I actually don’t want that, because I see the tailspin it would bring with it (especially upstairs) and my husband is too lazy to take care of it himself. We are basically in the area of "there is a finished plan from the developer, any changes require paying for planning hours, etc." and especially upstairs that would just be a lot. That "individual planning with a developer who otherwise doesn’t do that" often doesn’t lead to an ideal result either, which is actually well known. Honestly, I’d rather keep the money for other things right now. For example, pre-installation for photovoltaics and wallbox, etc., or the toilet with bidet function. Just to put it bluntly.

You have to pay for the individual planning separately? Yes, if that's the case, I can understand it well... however, I probably used the same stair well, only the staircase would be different. The staircase builder does that anyway (with an extra charge)

At least partially. For moving the wall between the kitchen and hallway (we hadn't even asked about a door there yet), they had pre-checked, and it was said, for example: Yes, in principle it's possible and "The specialist planner HLS would have to recalculate the heating load of the two rooms, about 1.5 hours of planning effort." [and if it is to be implemented that way, they can gladly send us an offer]. We only requested the offer today (because we wanted to be more certain about what we want before asking for about 5 variants), so I don't yet know exactly what it will cost us. The door will be an additional cost too :)

Ultimately, there is the standard plan. If no one raises any special requests or a terraced house is not yet sold, before construction starts, then the whole block of terraced houses, or even both blocks, is built according to plan F. (and the semi-detached houses have a very similar plan in part too) So it is one plan for about 16 houses or so. They only have to plan and calculate once, and then it is applied x times. (That’s also not unusual for such a model, even with other terraced house providers when they develop a whole project.) If you stick close to the standard, it can certainly be attractively cheap. But the more you deviate, the less worthwhile it quickly becomes. But from everything we have seen, the extent of individual planning is mostly limited to "yes, you can move the drywall partitions and relocate the sockets," which is more or less the norm.

Regarding the staircase, at least at first sales said "the staircase is fixed," and combined with "we see the same straight staircase in all floor plans in the development area," I just don’t have much hope there, or if they would do it at all, I expect higher surcharges. And I also see a certain risk with too much individual planning there. Personally, I’m still wavering whether I even prefer that or not, at least on the ground floor. (And upstairs I see the tailspin) And there I’m just in the "why bother" zone... My husband says "at least we can ask, we don't have to do it," but when I said "okay, then you take care of it," nothing happened :p Well, I want to get an offer for the window first, as well as 1-2 other things we requested. Then we’ll see how much money and motivation I have after that ;)
